Boomerang Industrial Announces Start of New Cold Storage Facility in Schertz, Texas
Boomerang Industrial has officially begun the construction of its new cold storage warehouse, known as STX Frio, located in Schertz, Texas. This impressive facility will span 325,274 square feet and is designed as a speculative project, meaning it aims to attract tenants looking for modern cold storage solutions. The development is a collaborative effort between Boomerang Industrial and Marble Capital, showcasing a commitment to efficiently managing resources and meeting the needs of a growing market.
The decision to move forward with STX Frio was made following an in-depth analysis of the increasing demand for advanced cold storage space in Central Texas. Beau Bellow, Co-Founder and Managing Partner of Boomerang, emphasized that they began researching the necessity for such facilities back in 2021. Given the rapid population growth in the region, which is expected to continue, they believe that STX Frio will play a crucial role in fulfilling the demand for high-quality cold storage options in the area.
STX Frio will be strategically situated less than half a mile from Interstate 35, a key transportation corridor that significantly contributes to the local economy, generating approximately $1.2 trillion in gross domestic product. This prime location will enhance access to two of the fastest-growing metropolitan areas in the United States, San Antonio and Austin, creating a powerful market presence for the facility. In light of this, the effective partnership with Marble Capital is set to ensure that the warehouse is built with future needs in mind.
Facilities of this nature often face the challenge of outdated infrastructure, with the average cold storage facility in the U.S. being over 37 years old, according to some reports. The founders of STX Frio, Adam Allen from Marble, and Beau Bellow from Boomerang, have both affirmed that modern, strategically located cold storage assets like STX Frio are essential to keeping pace with the rapid growth of the region's population and food distribution demands.
The construction of STX Frio is in good hands, as ARCO Design/Build has been appointed for its design and development. The facility is designed to be flexible for tenants, allowing customization options to cater to diverse needs, including features such as a clear height warehouse of 50 feet, an 80-foot-deep cold dock, and 42 dock positions equipped with vertical storing hydraulic leveler equipment. These advancements are intended to streamline operations and enhance the overall effectiveness of the cold storage solutions offered at the facility.
Moreover, the project is distinctly set up to accommodate growth, with the ability to support single, two-tenant, or three-tenant layouts. This versatility reflects a growing trend in cold storage facilities, where the ability to adapt to changing market demands is critical for staying competitive.
Tim O'Rourke from JLL expressed enthusiasm about the leasing opportunities at STX Frio, citing its exceptional access to major population centers and critical food distribution networks as prime advantages.
