Mitsubishi Estate, in collaboration with Mitsui O.S.K. Lines, is embarking on an exciting new venture in Vietnam's Hai Phong City. The project, known as Logicross Hai Phong, marks a significant milestone as it represents the first investment in rental warehouses by Mitsui O.S.K. Lines in Vietnam, setting the stage for further expansion into the Southeast Asian logistics market.

Strategic Importance of Southeast Asia


In line with its management plan titled "BLUE ACTION 2035," Mitsui O.S.K. Lines aims to diversify its portfolio to secure stable earnings less affected by fluctuating shipping markets. A core focus of this initiative is strengthening the logistics infrastructure. With ongoing economic growth in Southeast Asia, Mitsui identifies this region as a crucial area for strategic development.

The Logicross Hai Phong facility is scheduled for completion in October 2025, with operations set to begin in November of the same year. By joining forces with Mitsubishi Estate, Mitsui O.S.K. Lines seeks to enhance collaboration and align its portfolio transformation with regional strategies.

Prime Location and Features


Located within the Nam Dinh Vu Industrial Park, Logicross Hai Phong boasts a strategic position near critical transportation hubs, including the Lach Huyen deep-water port and Cat Bi International Airport. This advantageous location offers quick access to Hanoi, the largest consumer market in northern Vietnam, as well as routes towards the China border.

The facility is designed with modern and highly functional specifications that cater to a wide range of businesses. It comprises two temperature-controlled warehouses with a total floor area of approximately 88,300 square meters on a site that spans about 151,000 square meters. This design maximizes operational efficiency while ensuring flexibility for various storage needs.

In addition to structural integrity that withstands northern Vietnam's unique weather phenomena, including typhoons, the warehouses incorporate advanced features such as LED lighting with occupancy sensors, state-of-the-art water conservation systems, and fire safety mechanisms. The facility has achieved EDGE Advanced certification, a designation granted by the International Finance Corporation (IFC) that recognizes buildings designed with a commitment to environmental sustainability.

Investment Overview


The project sees a 50/50 investment ratio between Mitsubishi Estate and Mitsui O.S.K. Lines, with the latter contributing approximately $16 million (around 2.5 billion yen). This collaboration is not only a financial investment but also a strategic move to deepen ties with local partners, ensuring that both companies can capitalize on the growth opportunities within the logistics sector in Southeast Asia.
