DIMAND Teams Up with Greece Sotheby’s International Realty for FIX Residences in Thessaloniki
DIMAND has recently partnered with Greece Sotheby’s International Realty to manage the sales of FIX Residences, an innovative residential project located in Thessaloniki, Greece. This notable project resides within the historic site of the former FIX Brewery, an integral part of Thessaloniki’s industrial landscape for nearly 140 years. By leveraging the expert urban regeneration capabilities of DIMAND and the expansive network of Sotheby’s International Realty, this collaboration ensures that FIX Residences will reach potential buyers both within Greece and internationally.
A Landmark Transformation
The FIX Brewery is known for its rich history and influence on the industrial sector in Thessaloniki. DIMAND’s redevelopment plan is set to transform this iconic site into a vibrant new destination that harmonizes residential living, cultural experiences, and hospitality. With a design spearheaded by the renowned architectural firm Foster + Partners, the project aims to rejuvenate the area while preserving its historical significance. The planned redevelopment will restore three historical structures while introducing two contemporary bioclimatic buildings that will coexist with them.
The new buildings will feature sculpted brick façades and vaulted ceilings, echoing the innovative industrial style that characterizes the original brewery. This thoughtful architectural language will create a seamless blend between the legacy of the old brewery and the dynamic design of the new structures, allowing residents to experience a unique connection to Thessaloniki's past.
Project Details
FIX Residences will consist of 95 private homes in a new nine-story structure encompassing approximately 19,800 square meters, along with 134 designated parking spaces. Emphasizing sustainability, the development aims to achieve LEED Gold certification, prioritizing energy efficiency and environmental responsibility. The architectural team from Foster + Partners noted that this project presents an exceptional chance to reconnect Thessaloniki's industrial heritage with the modern vivacity of urban life.
A Cultural and Community Hub
Positioned strategically within the city, FIX Residences is located just minutes from the historic center and around 30 minutes from Thessaloniki's International Airport, providing easy access for both locals and international visitors. The development will include two hotel concepts under the Hilton Hotels & Resorts brand, as well as diverse amenities such as restaurants, wellness centers, shops, and green landscaped areas.
Cultural integration is a core component of this project. One of the restored buildings will serve as the MOMus — Museum of Modern Art, which will showcase the renowned Costakis Collection of Russian avant-garde art. The facility will also host the Thessaloniki State Symphony Orchestra, making it an exciting venue for live performances and exhibitions, all in close proximity to the residences.
Looking Ahead
Scheduled for completion by late 2029, DIMAND's collaboration with Greece Sotheby’s International Realty marks a significant leap forward in Thessaloniki’s urban regeneration. As Dimitris Andriopoulos, the CEO of DIMAND Group, stated, the ambition is to breathe new life into a site deeply rooted in the city's identity while creating a modern nexus for living, culture, and hospitality.
Savvas Savvaidis, President and CEO of Greece Sotheby’s, emphasized the importance of this partnership, noting that the FIX Residences represent a pivotal moment in Thessaloniki’s redevelopment narrative. As each phase of the project unfolds, it aspires to redefine urban living, making the city a renewed destination worth visiting and residing in.
