On August 14, 2026, the SWI Group officially announced a major strategic partnership with Brookfield Asset Management concerning its U.S. multifamily housing portfolio. Varia US Properties AG, a Swiss-listed investment firm specializing in the American multifamily sector, has entered into a definitive agreement with Brookfield for 13 of the 17 properties within its portfolio. This collaboration is set to take place through a newly formed joint venture valued at $693.9 million, which will incorporate two distinct investment vehicles.

Joint Venture Overview

This joint venture signifies a remarkable opportunity for Varia US to gain access to equity financing of up to $200 million. This infusion of capital is expected to facilitate the acquisition of additional properties, allowing Varia US to enhance its portfolio quality further. By strategically investing in the assets associated with this newly formed joint venture, Varia US aims to maximize their value prior to planned dispositions. The meaningful proceeds from these sales will be reinvested into higher-quality acquisitions aimed at improving liquidity and financial flexibility while simultaneously reducing the capital intensity associated with older assets.

The joint venture will oversee 13 properties housing a total of 4,112 units, spread across nine U.S. states. These properties have been divided into two newly established vehicles, which will boast a combined gross asset value approximating $694 million. Meanwhile, the remaining four properties will continue to be wholly owned by Varia US, which will keep them consolidated within its portfolio.
