In a recent survey conducted by
TFOA Inc., the creators' platform
CREATORZ WORLD has revealed intriguing insights about the living preferences of single creators in their 20s and 30s across the Tokyo metropolitan area. This study, which ran from August 8 to August 19, 2025, involved a sample of aspiring creators (N=163) and active creators (N=99), providing a snapshot of their housing priorities and needs.

Key Findings
Importance of Creative Environment Over Station Access
The survey's primary finding was that access to creative workspace trumps proximity to transportation for the respondents. Only 30% of both aspiring (27%) and active creators (28%) rated good access to the station as a necessity when considering their living environment. In contrast, other factors such as soundproofing and high-speed internet have emerged as critical components for these creators.

Moreover, a quiet environment is important as well, with 44% of aspiring and 46% of active creators identifying this as a key requirement. This data underlines a shift from traditional housing priorities centered around accessibility to new preferences that highlight the creative process and environment.
Acceptable Distance to Train Stations
When asked how far they could tolerate being from a station while still maintaining a conducive creation environment, 33% of aspiring creators stated they would accept being 10 minutes away, and 37% agreed to 15 minutes. For active creators, responses showed a similar trend, with 36% willing to walk for 10 minutes and another 36% for 15 minutes. This demonstrates a common understanding that the quality of their working space takes precedence over mere location convenience.
Essential Amenities for Creators
The survey also assessed what features are deemed essential versus supplementary among the creators. High-speed Wi-Fi topped the list of must-haves, with 61% of aspiring and 58% of active creators marking it as essential. Following closely were soundproofing (39% aspiring, 40% active) and ergonomic workspace setups (40% aspiring, 41% active).
In addition, about 50% acknowledged the advantage of having dedicated studios and other creative equipment, although these were not deemed necessary by everyone, with a notable percentage expressing that these features could be optional depending on the individual’s specific creative endeavors.
Rental Preferences: Environmental Quality Over Cost
The survey revealed a fascinating perspective regarding the price of rental spaces. Notably, 34% of aspiring creators and 40% of active creators preferred a property that was 15 minutes away from a train station but equipped with soundproofing and studio space priced at 130,000 JPY over a more affordable option located just 5 minutes away with no such features. This trend indicates that even willing to pay a premium if the property aligns with their creative needs.
Data shows that although the interest in high-end amenities exists, there is also a limitation concerning budget awareness among the creators, notably represented by the lower percentage of respondents opting for fully-equipped spaces regardless of the premium price tag.
Implications for Real Estate Owners
These findings present a compelling opportunity for real estate owners, particularly those holding properties that do not fit the traditional mold of ‘station proximity.’ The emphasis on work-focused environments suggests that properties equipped with amenities catering to creative processes could attract these creators, thereby reducing vacancy levels that conventional, less specialized units often face.
