Marriott International's Growth in Branded Residences



Marriott International, a leader in the hotel industry, is marking significant growth in its branded residential portfolio across Europe, the Middle East, and Africa (EMEA). At the recent Resort and Residential Forum, the company revealed an impressive acceleration in its residential signings, showcasing the popularity of luxury residences in the region.

As of this year, Marriott's EMEA portfolio includes an impressive span of 33 open locations with more than 50 projects underway across 18 different countries. The figures indicate a substantial uptick, with a noted 23% growth in Europe and an astounding 59% in the Middle East and Africa since the end of 2023. This surge underscores an increasing appetite for high-end, branded living spaces in these regions.

Jaidev Menezes, Marriott International's Regional Vice President for Mixed-Use Development in EMEA, stated, "With 25 years at the forefront of branded residences, Marriott continues to drive record residential growth and development velocity across EMEA." This indicates that the demand for luxurious living spaces continues to rise, as developers work diligently to create exceptional projects that appeal to a discerning clientele.

In 2025 alone, Marriott has secured nearly 20 agreements for branded residences within EMEA, with half of these being standalone developments. Among these milestone signings, the Residences at the Dubai Beach EDITION stands out, marking the first branded luxury residences for the company in EMEA and developed by Shamal Holding.

Reflecting the shift in buyer preferences, two-thirds of this year's signings fall within the luxury segment, while the rest cater to the premium market. This trend leverages Marriott's powerful brand recognition, which has proven essential in driving strong sales metrics for its branded residences. Notably, 19 projects in EMEA have already launched their sales this year.

For instance, The St. Regis Residences located at Al Maryah Island in Abu Dhabi has already witnessed 60% of its units sold at record-high prices even before the public launch. Similarly, the Affini, a Tribute Portfolio Residence in Dubai, has made headlines as it sold out within just a week of its launch, demonstrating the robust interest in luxury residences.

As the portfolio continues to burgeon, Marriott has secured agreements for some notable new residential developments including:
  • - Marriott Residences, Budapest: Pioneering Hungary's first branded residence, led by Market Asset Management Zrt.
  • - The Residences at The St. Regis Baku: Developed by Pasha Real Estate, known for its striking architecture.
  • - The Ritz-Carlton Residences, Al Maryah Island, Abu Dhabi: Brought to life through a partnership with SAAS Properties.
  • - Bvlgari Resort Mansions Abu Dhabi: A private beachfront treasure developed by Eagle Hills.
  • - The Residences at The St. Regis Karya Cove Resort, Bodrum: This will mark Marriott's significant milestone as its 100th property in Turkey, developed by Kuzu Group.
  • - The Ritz-Carlton Residences, Palm Hills, Cairo: With 60% of the launched inventory already sold.
  • - JW Marriott Residences at Dubai Islands, Central: This property will be the city’s inaugural JW Marriott residence, led by CG Developers.
  • - Seamont, Autograph Collection Residences, Al Reem Island, Abu Dhabi: The first phase of this development sold out in just one month.
  • - The Residences at Nasim Al Bahr, a Luxury Collection Resort & Spa, Al Marjan Island: A significant entry for the brand in Ras Al Khaimah.
  • - The Residences at The St. Regis Jeddah: A milestone debut for the brand in this city, developed by Miyar Alshati Real Estate Company and other partners.
  • - W Residences Al Marjan Island: This will be W Hotels’ first property in Ras Al Khaimah, under development by Dalands Holding alongside Marjan.

Looking ahead, Marriott anticipates the opening of six more branded residences by the end of 2025, including notable properties such as:

  • - The Residences at The Westin Salgados Beach Resort Algarve.
  • - Marriott Residences Salgados Resort, Algarve.
  • - JW Marriott Residences, New Cairo, Al Jazi First.

  • - Affini, a Tribute Portfolio Residences, Dubai.
