Kokofan Fujisawa SST Achieves Historic DBJ Green Building Certification

Kokofan Fujisawa SST, managed by the Gakken Cocofan Company, a subsidiary of Gakken Holdings based in Shinagawa, Tokyo, has made history by becoming the first project to receive the DBJ Green Building Certification in the Healthcare Version as of December 17, 2025. The significant recognition stems from its exceptional dedication to environmental and social considerations. The certification award ceremony is scheduled for March 11, 2026.

About the DBJ Green Building Certification

The DBJ Green Building Certification, commonly referred to as GB Certification, is a system designed to evaluate real estate developments tailored towards sustainability and social responsibility, often referred to as 'Green Buildings'. This certification considers a range of factors including environmental performance, disaster preparedness, and community engagement. The goal is to recognize and promote properties that fulfill societal and economic needs while enhancing a proactive engagement with various stakeholders.

The GB Certification is particularly relevant to facilities like nursing homes and housing for the elderly, as it focuses on promoting comfortable services and well-being, aligning with real estate sustainability goals. Launched on April 1, 2025, the Healthcare Version of the GB Certification serves as a communication tool for diverse stakeholders aimed at enhancing sustainability within the industry.

Significance of this Achievement

Gakken Group ardently pushes for sustainability management aimed at achieving a more sustainable society. Targeting a 50% reduction in greenhouse gas emissions by 2030 compared to 2022 levels, the group is actively developing nearly zero-energy buildings (ZEB) and promoting renewable energy usage. Under this strategic direction, Kokofan Fujisawa SST has excelled in various aspects including environmental performance, user comfort, and community connectedness, thereby securing the GB Certification.

Evaluation Criteria

The GB Certification employs five key areas of evaluation based on ESG (Environmental, Social, and Governance) criteria:
1. Energy & Resources: Measures how the facility utilizes energy and resources, including the use of a cogeneration system and onsite solar power generation, significantly reducing greenhouse gas emissions, along with energy-efficient LED lighting and water-saving fixtures.
2. Well-being: Focuses on enhancing user satisfaction through surveys targeting residents and their families, free internet access in rooms, and the establishment of convenience-enhancing initiatives such as mobile shops. Measures to improve work environments include installation of monitoring sensors and relaxation rooms for employees.
3. Community & Diversity: Encourages community interaction by providing spaces such as a communal hall for residents and users of nearby childcare facilities and educational programs. Local engagement activities are further fostered through community events. Efforts to mitigate heat in the premises have been made via rooftop and wall greenery.

Kokofan Fujisawa SST's proactive approaches in each of these areas contributed to it receiving a distinguished certification rank of ‘4 Stars’, placing it within the top 10% of properties in the domestic real estate market. This certification is expected to enhance the property’s competitiveness and brand value significantly.
