Expansion of Itandi's Rental Management Systems by Samty Property Management for Nationwide Efficiency

Streamlining Rental Services: Itandi and Samty's Partnership

In a significant move to enhance the efficiency of property management, Itandi Inc. has partnered with Samty Property Management Co., which oversees 38,000 rental units across Japan. Starting June 2025, Samty will fully adopt Itandi's "Naiken Yoyaku-kun" and "Moshikomi Uketsuke-kun" systems throughout all its locations. These systems are designed to automate and streamline the processes of booking apartment viewings and managing rental applications, marking a pivotal shift towards digitalization in the real estate sector.

The Push for Digital Transition

The digital transformation of the rental sector has accelerated following the amendment of the Real Estate Transaction Business Act on May 18, 2022. This regulation allows for non-face-to-face explanations of important matters in rental agreements and enables electronic delivery of documents, significantly modernizing rental transactions. Samty had already begun implementing these systems in selected locations, and, with this widespread rollout, it aims to simplify the experience for potential tenants and landlords alike.

Overview of the Automated Systems

Naiken Yoyaku-kun

This rental viewing reservation system allows prospective tenants to schedule appointments 24/7, ensuring ease of access. With a utilization rate of 93.8% among rental businesses, it not only automates the appointment booking process but also addresses key information management challenges, such as key information inquiries and avoiding double bookings. An added feature checks against unauthorized rental businesses, contributing to crime prevention in the real estate market. This means prospective tenants can quickly and efficiently view their desired apartments.

Moshikomi Uketsuke-kun

Designed to automate the application process, this system ensures that all necessary information provided by tenants is seamlessly shared with various stakeholders, including property management, rental agencies, and insurance companies. The utilization rate here is an impressive 94.5%, highlighting its critical role in the rental transaction process. Currently, over one million applications are processed annually through this system, with collaborations involving around 3,000 companies and linking with approximately 88 financial guarantee firms in Japan.

Goals for the Future

Through the integration of these digital systems, Itandi aims to establish itself as an essential infrastructure provider, supporting the real estate industry and ensuring high levels of safety and convenience for tenants and property managers. By embracing technology, both Itandi and Samty Property Management are dedicated to driving further digital transformation in the rental sector, improving operational efficiency, and enhancing tenant experiences.
