Bit Digital, Inc. Secures New Data Center for Cerebras Partnership



Bit Digital, Inc. (NASDAQ: BTBT) has taken a significant step forward by securing a new site for a Tier 3 data center located in Saint-Jérôme, Québec, which is currently under development. This facility is designed to support a previously established colocation agreement with Cerebras Systems, a leading company in generative AI infrastructure.

The upcoming data center will span approximately 202,000 square feet and will be built on a 7.7-acre site. Bit Digital is investing heavily in this facility, with expected development costs totaling around CAD $55 million (approximately USD $40 million). The project is set to conform to Tier 3 standards, ensuring high reliability and performance for the planned operations. The targeted date for the facility to go live is July 2025.

In this lease-to-own agreement, Bit Digital has a fixed-price purchase option which can be executed within the first 12 months of the lease, providing them with operational flexibility. The lease is structured for a duration of 20 years, with options for two additional five-year extensions, catering to potential future expansions that would be contingent on utility approval.

Strategic Importance of the New Site



This development is essential for Bit Digital’s strategy of moving towards purpose-built AI infrastructure at scale. Cerebras has already contracted for 5 MW (IT load) of built-to-suit infrastructure under a five-year colocation agreement, which was announced in February 2025. Furthermore, under these terms, Cerebras has a right of first refusal (ROFR) for any additional megawatt capacity that becomes available at this site.
