Turnbridge Equities Takes a Step Forward with Skyhouse Raleigh Acquisition and Major Renovations

Turnbridge Equities Enhances Raleigh's Skyline with Skyhouse Acquisition

Turnbridge Equities has recently made headlines with its acquisition of Skyhouse Raleigh, a prime multifamily community located in the heart of downtown Raleigh, North Carolina. The deal was officially closed on August 6, 2026, marking another significant investment in a city that has shown tremendous growth potential.

Growing Confidence in Raleigh Market

Turnbridge’s commitment to the Raleigh area is deeply rooted. Over the years, the firm has gained invaluable experience navigating the local investment landscape. Raleigh has consistently demonstrated robust population growth alongside strong job creation for high-wage positions, which in turn fuels a solid demand for rental properties. Recent trends indicate that although new construction projects have surged in previous years, the current landscape shows that this inventory is being rapidly absorbed. This trend underscores the strength and resilience of the market fundamentals in the region.

One significant observation is that since 2023, the volume of new construction has dramatically declined. Currently, there are merely 300 units in progress in Downtown Raleigh, with completion expected not until late-2027. This stark reduction in new development, coupled with over 1,600 units positively absorbed over the past year, indicates a tightening market that offers opportunities for occupancy gains and rent increases.

Visionary Enhancements for Skyhouse Raleigh

Jason Davis, the Managing Director at Turnbridge, expressed excitement regarding the Skyhouse acquisition, stating, "Skyhouse Raleigh checks every box we look for a well-located, differentiated asset in a market we know well, backed by demographics that continue to trend in our favor, and a supply pipeline that is effectively zero." He continued to emphasize that despite the inevitable renovation, the building already has exceptional features, including floor-to-ceiling windows, private balconies in every unit, and impressive amenities like a rooftop saltwater pool, a sky terrace, a fitness center, and a tenant lounge.

Turnbridge’s ambitious renovation plan aims to enhance the 2015-built Skyhouse. Set to kick off in the fall, the revitalization will bring updates to both common spaces and individual units, making them more attractive to potential residents. Conveniently positioned in one of the Southeast's most vibrant urban centers, residents will enjoy proximity to shopping, dining, entertainment, and major employers. Notably, the property is strategically located across from Moore Square and the historic City Market, just a few blocks away from the North Carolina State Capitol and Fayetteville Street.

Financial Backing and Future Prospects

To facilitate the acquisition, ACORE CAPITAL, a prominent U.S. commercial real estate debt manager, has extended a first mortgage amounting to $62 million on the property. This transaction signifies the sixth collaboration between ACORE and Turnbridge, showcasing a robust and continuing partnership. Additionally, Turnbridge will be providing equity for the acquisition while Northmarq has been instrumental in brokering the sale and arranging the necessary financing.
