Birmingham City Council Greenlights Landmark Properties' Student Housing Project in City Center

Landmark Properties' Student Accommodation Development in Birmingham

On March 19, 2026, the Birmingham City Council's Planning Committee made a significant decision by approving Landmark Properties' plans for a new purpose-built student accommodation (PBSA) at 120 Suffolk Street in Birmingham's city center. This location, just a stone's throw from the bustling Mailbox area, will feature a total of 504 student beds alongside communal and outdoor spaces designed to enhance the living experience for future residents.

Landmark Properties, known as the largest developer of student accommodations in the United States, is focusing on addressing the growing undersupply of student housing in Birmingham. Recent studies have highlighted a shortfall of approximately 31,065 student beds throughout the city, making this development crucial for meeting student needs. The estimated completion year for this project is 2029, and it aligns with the company's strategy to launch four to six PBSA and residential projects annually.

As Birmingham transitions towards becoming a premier destination for academia and innovation, the need for high-quality student housing has never been more pressing. The city hosts major educational institutions, such as the University of Birmingham, Aston University, and Birmingham City University, which continue to attract a diverse and youthful population.

Tristram Taylor of Landmark Properties expressed enthusiasm regarding the project, emphasizing Birmingham’s vibrant student demographic. He commented, "Our proposals for 120 Suffolk Street will deliver high-quality student accommodation in an important and highly visible location. We recognize that Birmingham is a city eager to drive investment and foster growth opportunities."

This project marks a significant milestone for Landmark Properties, as it is their first planning application approved in the UK and second scheme in the country, following their entry into the market in 2024 and the acquisition of their first site in London in 2025.

At 120 Suffolk Street, students will benefit from an inviting housing environment enhanced by quality shared spaces, all situated conveniently close to New Street Station and other key city regeneration areas such as Goods Yard, Arena Central, and Paradise.

With a commendable track record of managing over 74,000 student beds globally, Landmark Properties aims to leverage their expertise to improve student accommodation standards in Birmingham. The firm claims a portfolio exceeding $15 billion in assets under management, which includes over 115 residential communities across the United States, in addition to a robust development pipeline valued at over $10 billion.

As the development progresses, Landmark Properties is committed to working collaboratively with Birmingham City Council and local partners to ensure a positive impact on the community while meeting the housing demand for students who wish to experience the vibrant life Birmingham has to offer.
