According to a survey by the Ministry of Land, Infrastructure, Transport, and Tourism, the primary reason landlords restrict placements for the elderly is the fear of accidents or fatalities occurring inside their properties, raising concerns that account for about 90% of responses. In contrast, only 1.3% expressed concerns about rent payments.
Thus, merely guaranteeing the rent will not shift the landscape for potential tenants.
To confront these issues, J-Lease has developed a range of related services that bolster support for those facing fears of solitary deaths. These initiatives include the "Elderly Monitoring Service," "Death Compensation Service within Residences," "Emergency Response Services," and "Post-Mortem Administrative Delegation Services," all of which can be utilized alongside the rent guarantee.

Ensuring secure housing for those in need cannot solely rely on the efforts of guarantee companies. The resolution requires a collaborative approach involving the real estate sector, government, and welfare services. It is essential for all parties to share in the responsibilities; only then can "unable to rent" transform into "able to rent."
