D2 Capital Advisors Facilitates Major Industrial Acquisition in New Jersey



D2 Harding Highway LLC, an affiliate of the D2 Organization, has made a significant investment by acquiring a 76-acre industrial site located at 965 Harding Highway in Carneys Point, NJ. This acquisition is backed by a bridge loan amounting to $7.5 million, creatively arranged by D2 Capital Advisors (D2CA), a capital advisory wing of the D2 Organization. The deal was orchestrated by the team of Jack Cortese, David Frankel, and John Lightcap at D2CA.

The financing provided by Romspen, a debt fund based in Toronto, is key in managing the acquisition's costs as well as the initial development expenses of this strategically important site. This location has already received full entitlements and is expected to host two Class A warehouse facilities, covering a total area of 476,300 square feet. The first building will offer 315,700 square feet, while the second one adds another 160,600 square feet. Both structures are set to meet high institutional standards, featuring impressive exterior heights of 65 feet, 120 trailer parking spots, and sufficient parking spaces totaling 361.

What sets this project apart is its favorable tax incentive under the New Jersey's Payment in Lieu of Taxes (PILOT) program, making the investment even more attractive for potential stakeholders.

Strategic Importance and Prime Location


Jack Cortese, Vice President of D2CA, emphasized the importance of their in-house development experience in navigating the lending landscape efficiently. He mentioned that having insights into who is effectively financing land acquisitions gives their clients a competitive advantage, enabling quicker and more reliable access to bridge and land capital.

This industrial site enjoys an advantageous position as it lies conveniently near Exit 4 of Interstate 295, ensuring seamless connectivity to major transport routes including the New Jersey Turnpike, Delaware Memorial Bridge, and other significant corridors on the Northeast and Mid-Atlantic. The strategic location allows next-day access to an impressive 38% of the United States population, establishing it as a central logistics hub within a short drive from Philadelphia, South Jersey, Northern Delaware, and under two hours from the metropolitan landscapes of New York City, Baltimore, and Washington, D.C.

Future Outlook for D2 Organization


Keith Delaney, President and CEO of the D2 Organization, expressed optimism regarding the long-term potential of the Southern New Jersey industrial market. He stated that this acquisition reflects their successful track record in the area and enhances their portfolio of high-demand industrial properties. Since 2019, the D2 Organization has been instrumental in entitling over 4.1 million square feet of industrial land, with all entitlements either sold to or developed by institutional investors. A highlighted sale involved a substantial 700,000-square-foot site sold to EQT Real Estate in February 2025, located in proximity to the new site at Harding Highway.

Plans for the 965 Harding Highway site are still under consideration, with the D2 Organization exploring both development opportunities and direct sale options. Cortese added that this location possesses the necessary infrastructure, zoning approvals, and positioning that not only appeals to top-tier companies but also attracts institutional investors.

Surrounding the site is a rapidly growing concentration of significant national and international corporations. Notable neighbors include Amazon, Trek, Omni Logistics, and Rivian, showcasing the potential of the area to host logistics and distribution centers for larger retailers such as Walmart, UPS, Goya, and Target. The Southern New Jersey and Eastern Pennsylvania region is emerging as the second-largest market for big-box warehouses in North America, driven by sustained demand, limited supply, and continuing rental growth in the industrial sector.
