Results of a Survey on Important Location Factors for Buying Used Condominiums

In recent research conducted by MEMOCO Co., Ltd. in collaboration with Sumanara, a quality management and article creation company, 116 individuals who have purchased used condominiums were surveyed to uncover their views on important location factors. The survey ran from March 8 to July 18, 2025, and aimed to analyze what conditions buyers prioritize when purchasing a used condominium. This analysis included conditions they valued and those they ended up compromising on, as well as their level of regret regarding these decisions.

The respondents consisted of 64 men (about 55%) and 52 women (about 45%), with a significant percentage of individuals belonging to the 40s age group (41%), highlighting that many purchasers are in their prime working years. The survey revealed that ease of commuting and proximity to the nearest train station were the top two crucial factors for 30% of respondents. This points to a strong preference for transportation convenience among condominium buyers.

Commuting: A Top Priority



Comments from participants underscored the importance of reduced commuting time, suggesting that easier transportation can significantly improve their overall quality of life. One respondent remarked, "The time spent commuting is considerable, and making it easier can enhance daily living considerably." Additionally, a focus on accessibility to urban areas is emphasized, indicating that many respondents view their commute as a critical aspect of their daily routine. As a result, it became clear that commuting convenience is paramount in the minds of potential buyers.

Safety Concerns Reflecting Buyer Priorities



An important consideration with 20% of the responses was the safety of the neighborhood. This concern is amplified among families, where safety becomes even more vital. Respondents expressed sentiments like, "I prioritize my family's safety; hence, a safe living environment is crucial," revealing that property safety significantly sways their purchasing decisions.

The Role of Commercial Facilities



With 16% of respondents also emphasizing the importance of nearby shopping facilities, this data illustrates a trend toward valuing everyday convenience. Participants shared comments indicating that access to amenities is vital for daily life and self-sufficiency. One stated, "Having essential facilities nearby is important for a manageable lifestyle." It highlights that buyers recognize the necessity of day-to-day conveniences when selecting their living environment.

Conditions Buyers Were Willing to Compromise



Contrastingly, 41% of respondents indicated they were willing to let go of proximity to relatives and friends, showcasing a shift in modern social dynamics where physical closeness is not as essential. Several cited that they communicate digitally with family and friends, making geographical proximity less of a concern. Compromises on the distance to train stations (about 12%) and commercial facilities (approximately 11%) were also noted, which reflects the influence of alternative modes of transportation, such as cars.

One respondent explained, "I mainly drive, so distance from public transport isn’t a big issue for me," encapsulating why some location preferences may take a back seat in the decision-making process. In total, the data reflected that while some conditions were held as priorities, others were more flexible.

High Satisfaction Levels Among Buyers



Notably, an overwhelming 94% of respondents reported that they did not have regrets about compromising on certain conditions in their property search. This high satisfaction rate showcases buyers’ ability to make pragmatic decisions and effectively prioritize their needs. Many expressed being content with their choices, attributing their satisfaction to the presence of practical alternatives, and realistic expectations concerning their property search.
