Transforming Real Estate Transactions with Digital Contracts: Itandi's Major Leap

Revolutionizing Real Estate Transactions

In an era when technology enhances daily life, Itandi Co., Ltd., a leading real estate tech company, is spearheading a transformation in property transactions. This shift has been marked by the implementation of their innovative electronic contract system, known as "Denshi Keiyaku-kun." Starting in July 2025, this technology will be adopted by the Real Estate Central Information Center, a prominent property management firm based in Kitakyushu. With over 51 years of experience in managing approximately 19,000 rental properties, this partnership marks a significant advancement in the way property dealings are conducted.

The Power of Technology in Real Estate

The introduction of the revised Real Estate Transaction Act on May 18, 2022, opened the pathway for non-face-to-face transactions and the possibility of electronic delivery of documents. This regulatory change sparked a growing interest in the complete digitization of rental agreements, hence increasing the demand for streamlined, efficient processes.

Previous Steps Towards Digitization

Since 2019, the Real Estate Central Information Center has embraced various technological solutions provided by Itandi. These include the "Nomad Cloud" sales support system, which has been recognized as the most utilized rental mediation assistance tool for three consecutive years. Further, systems that facilitate viewing appointments and applications for rental properties have also been implemented, paving the way for a smoother transition to a fully electronic business model.

With the upcoming integration of the "Denshi Keiyaku-kun" system, which also boasts a three-year record of maximum usage, the necessity for tenants to visit offices will be eliminated. This fundamentally changes the landscape for rentals, as the completion of contracts can now occur almost instantaneously, facilitating rapid residential agreements.

Seamless Online Transactions

Not only does the new electronic contract system allow for non-in-person important matter explanations (Jūsetsu), but it also reduces the hassle related to postal contracts. New agreements can be finalized on the spot after screening, enabling almost immediate execution of rental contracts. This advancement ensures that all processes — from viewing appointments to applications and contracts — can be completed online, promoting a seamless real estate transaction experience.

Itandi's mission to become an infrastructure company supporting the real estate industry is evident in this latest development. The aim is to provide safe and convenient services for all stakeholders involved, especially residents seeking housing.

Features of the "Denshi Keiyaku-kun"

The electronic contract system is designed to facilitate everything from move-in and move-out agreements to contract renewals and parking contracts entirely online. By integrating applicant information with contract data, the system minimizes redundant entry, ensuring efficiency. Moreover, the need for mailing contracts has been eliminated, accelerating the process of signing agreements post-approval.

This energy-efficient digital system aligns with best practices issued by the Japanese government, such as those established by the Ministry of Internal Affairs and Communications. As it stands, approximately 670 companies have adopted the "Denshi Keiyaku-kun," which has seen over 340,000 electronic contracts executed annually, turning it into a cornerstone in modern real estate practices.

Expanding The Horizon of Real Estate

Itandi Co., Ltd. is dedicated to reshaping the real estate landscape through its services. With approximately 1,000,000 electronic applications processed per year and a strong commitment to reducing paperwork — achieving a reduction of over 11.5 million sheets of paper annually through digitization — it continues to drive the industry towards total digital transformation.

Looking Ahead

With the commitment of Itandi to leverage technology for smoother real estate transactions and make them accessible for everyone, the future looks promising. As they enhance user experiences and streamline processes, potential renters and real estate professionals are set to benefit from increased efficiency, flexibility, and convenience.
