Boardwalk REIT Reports Strong Q2 2026 Performance Amidst Market Challenges

Boardwalk REIT Announces Resilient Q2 2026 Results

Boardwalk Real Estate Investment Trust (REIT) recently shared its financial results for the second quarter of 2026, reflecting a robust operational performance despite the prevailing market conditions. The results were particularly noteworthy for their indication of resilience in affordable housing—a critical segment within the Canadian real estate landscape.

Financial Highlights

During the three-month period ending June 30, 2026, the trust reported Funds From Operations (FFO) of $1.19 per unit, marking a 2.6% increase from the same quarter in 2025. Net Operating Income (NOI) also showed a healthy growth of 2.9%, totaling $107.2 million. Boardwalk has maintained a consistent operating margin of 66.6%, reflecting its operational efficiency. The occupancy rate remained strong at 97.0%.

For the six-month period, FFO reached $2.33 per unit, an increase of 5.0% compared to last year, with a total NOI of $213.4 million—up by 6.3% year-over-year. This performance underscores Boardwalk's commitment to providing quality housing in a market where affordability continues to be a significant concern.

Market Demand for Affordable Housing

Affordable rents remain a high demand factor, especially in Edmonton, one of Boardwalk's primary markets. The trust has strategically positioned itself to take advantage of this demand, suggesting that its cumulative investments in common area improvements, which constitute 69% of its portfolio since 2017, have significantly enhanced asset quality and resilience across varying market conditions.

The management reiterated its 2026 financial guidance with expectations of FFO in the range of $4.60 to $4.80 per unit and Same Property NOI growth between 1.0% to 3.5%. This outlook supports a broader strategy of maintaining high occupancy while upgrading existing properties to meet the expectations of potential residents.

Strategic Divestment and Growth Initiatives

In line with its strategy for capital allocation, Boardwalk completed the sale of nine non-core communities, translating to gross proceeds of approximately $222.0 million. Noteworthy sales included properties located in key cities like Edmonton and Regina. Furthermore, a post-quarter transaction involving two communities in London, Ontario, added $40.0 million to the REIT's coffers.

The trust has also confirmed a strategic co-ownership with DGAM Canadian Private Real Estate Fund, which positions Boardwalk for heightened growth opportunities across Western Canada. The partnership will enhance yields while allowing Boardwalk to leverage its management platform effectively.

Strong Balance Sheet and Financial Flexibility

A notable strength of Boardwalk is its robust balance sheet, with total available liquidity reported at $374.8 million. Approximately 99% of the board's mortgages carry CMHC insurance, bolstering financial stability. Unitholders' equity stands at $4.7 billion with a favorable debt-to-EBITDA ratio of 9.34x—a decrease from the previous year's 9.99x, reflecting improvement in cash flows.

Boardwalk’s approach to actively repurchasing its own units under the Normal Course Issuer Bid (NCIB) demonstrates confidence in its market position. To date, $203.5 million has been invested in repurchasing 3,106,600 Trust Units at an average price of $65.51.

The Road Ahead

The outlook for the remainder of 2026 looks promising as demand for affordable multi-family housing remains resilient. The management's disciplined approach to capital allocation aims to enhance cash flow per unit while fostering long-term value creation for all stakeholders. With Alberta’s population growth being one of the highest in Canada, the fundamentals for rental housing remain strong.

In closing, Boardwalk REIT's recent performance illustrates its ability to navigate challenging conditions successfully, ensuring that it remains a key player in providing affordable housing across Canada. As the company moves forward, it will continue to preserve its financial flexibility and focus on delivering strong operating results.
