Kennedy Funding Secures $3.6 Million for Florida Mixed-Use Resort Financing

Kennedy Funding Secures $3.6 Million for Florida Mixed-Use Resort Financing

Kennedy Funding, recognized as one of the leading direct private lenders in the United States, has officially finalized a substantial $3,633,000 loan dedicated to the Port of the Islands Resort, a mixed-use property situated in Naples, Florida. This strategic financing arrangement aims not only to pay off existing loans but also to fund extensive renovations and remodeling efforts that will enhance the guest experience at this unique resort.

Financing the Future of Port of the Islands Resort

The financial package provided to AT Investment LLC will allow the company to clear approximately $1.6 million tied to three pre-existing loans. This capital infusion will serve multiple purposes: it will enable improvements to the property and ensure sufficient working capital to support ongoing operations. Chase Wolfer, a Loan Officer at Kennedy Funding, shared insights into the complexities of financing mixed-use properties. "These properties often present significant challenges for traditional lenders due to their multifaceted nature. In this instance, the borrower sought financing that could meet several objectives simultaneously. We were able to devise a solution that not only addressed the existing debt but also made funds available for property enhancements."

Benjamin Birch, a broker from Stratas, a New York City-based commercial financing firm, played a pivotal role in the transaction. He remarked on the meticulous nature of the loan process, emphasizing Kennedy Funding's accommodating approach in helping the borrowers navigate through the many aspects involved. "There were numerous components at play. Kennedy was methodical in their approach and granted several concessions to ensure the closure of the deal."

A Distinctive Destination in the Everglades

The Port of the Islands Resort thrives on a sprawling 7.7-acre site within the enchanting domain of Southwest Florida. This exquisite establishment is part of a broader condominium development that offers short-term accommodations, longer-term rentals, and even commercial space. Among its amenities are a full-service restaurant and bar, offices, a fitness center, a shimmering swimming pool, and ample parking facilities.

Nestled along Tamiami Trail East, the resort is a mere stone's throw from the iconic Florida Everglades, making it a gateway for visitors eager to explore the region’s renowned boating, fishing, and outdoor recreational activities. Its remarkable location positions the resort as a sought-after destination for tourists venturing into the captivating wilderness of Southwest Florida and the Everglades.

With the potential for future growth, the property also benefits from surplus land that includes development rights for an additional 90 residential units. These units could take the shape of apartments, condominiums for sale, or even hotel accommodations, thus amplifying the property’s attractiveness.

Chase Wolfer highlighted the diverse functionality of this property, remarking, "The unique combination of hospitality, residential, and commercial aspects that this property offers can complicate the financing process. However, at Kennedy Funding, we are equipped with the experience to identify the inherent value in properties that don't conform to traditional lending practices."

The current owners acquired the resort in 2021 and have since expanded their investment by purchasing additional condominium units and committing funds to refurbishments, showcasing their long-term vision for the property.

Kennedy Funding's Flexible Financing Approach

Kennedy Funding operates with an asset-based lending strategy that emphasizes the real estate's intrinsic value, allowing them to navigate complex financing scenarios creatively. This adaptability empowers the firm to deliver swift funding for non-traditional properties that may not qualify under typical banking criteria.

As a direct private lender, Kennedy Funding can execute financing decisions without the cumbersome approval processes seen in banks, thus affording borrowers greater flexibility in addressing intricate real estate needs.

Kevin Wolfer, President and CEO of Kennedy Funding, articulated the firm's commitment to facilitating unique borrowing scenarios: "We understand that no two properties or situations are identical. Instead of opting for a one-size-fits-all method, we evaluate the real estate individually to determine how we can effectively structure the financing."

Since its inception in 1987, Kennedy Funding has successfully closed over $4 billion in loans, reaching across various property types, including raw land and mixed-use developments. "Our reputation for addressing complex real estate financing needs has been built over nearly four decades," Kevin Wolfer added. "Our ability to act swiftly, make decisive choices, and provide the required capital has been instrumental in assisting borrowers in seizing opportunities that would otherwise remain unattainable."
