Unprecedented Drop in Real Estate Investor Sentiment



The real estate market continues to face turbulent times as the latest Investor Sentiment Index from RCN Capital reveals a dramatic decline in investor optimism. As reported in the Summer 2026 survey, the index score has plunged to a staggering low of 84, a notable drop from previous quarters.

This score marks a 3-point decrease from just a quarter ago and a significant 18-point decline year-over-year. This downward trend reflects a pervasive sentiment among real estate investors who believe that current market conditions are more challenging than they were a year prior. In fact, only 26% of survey participants feel the market is better now, the lowest percentage recorded in the history of this survey, while 45% claim conditions have worsened—again, the highest figure ever noted.

Factors Behind the Pessimism



The heightened pessimism amongst investors can be attributed to a combination of factors, including rising financial costs, limited property inventory, and ongoing geopolitical tensions, particularly the conflict in Iran. Jeffrey Tesch, CEO of RCN Capital, highlighted these stressors, indicating that market conditions have proved increasingly difficult for both fix-and-flip and rental property investors alike.

The survey indicates a chill in investor purchasing activity as well, revealing a 23% decrease in the number of homes purchased during the first quarter of 2026 compared to prior quarters. Alarmingly, 32% of those surveyed stated they do not plan to make any property acquisitions this year, and only a meager 9% intend to purchase more than last year.

Financial Pressures Persist



As the majority of real estate investors rely on financing, the elevated costs associated with loans have become a significant barrier. Close to 55% of respondents cited financing costs as one of the market's most considerable challenges, with 73% predicting that interest rates will either remain stable or increase further, constraining their purchasing power.

Despite this, there appears to be a silver lining with regards to future market conditions. 34% of investors are optimistic that the market will improve within the next six months, a slight increase from the previous metric of 32%. Likewise, the perception of home price trends shows a potential rebound, as over 60% of respondents now predict home prices will rise by year-end—upturning a trend of declining forecasts noted in recent quarters.

Insurance and Tariff Concerns



Yet, challenges persist as many investors grapple with issues around rising insurance costs. Nearly 71% acknowledged that insurance constraints adversely impacted their investment decisions, with 50% reporting they forfeited opportunities due to insurance-related factors. Furthermore, 70% of survey respondents indicated tariffs have negatively affected their investment strategy, leading to higher material costs and margin reductions.

Investors seem divided over the effects of recent immigration policies, as half the respondents reported negligible impacts—however, those adversely affected cited challenges in sourcing skilled labor at competitive rates.

The outlook for the real estate market is mixed as investors navigate a landscape marred by multiple challenges. While current conditions have dampened optimism, the small glimmer of hope for an improving market in the next six months may help sustain investment strategies for some.
