LightBox Reports Strongest Commercial Real Estate Activity Index Since 2022 Amid Market Uncertainty

Commercial real estate (CRE) activity has shown considerable momentum as reported by LightBox on April 7, 2025, with their CRE Activity Index surging to 104.4 in March. This marks not only the highest level since June 2022 but also signifies the second time in nearly three years that the index has reached a triple-digit figure. The notable increase of 4.7% month-over-month and an impressive 25.2% year-over-year illustrates a rejuvenation of activity within the CRE sector despite the backdrop of economic uncertainty following the announcement of new tariffs.

According to Manus Clancy, head of Data Strategy at LightBox, "While volatility rattled other parts of the market, March's index highlights the commercial real estate sector's resilience. Rising listings and consistent lender initiatives have indicated that investors still perceive opportunities, even in an unpredictable economic landscape."

The LightBox CRE Activity Index serves as a comprehensive measure of the activity within the national commercial property markets, incorporating metrics such as property listings, environmental assessments, and appraisal tasks—all vital components supporting CRE transactions. The index is adjusted for variations in business days across months, ensuring a reliable perspective on market trends.

In March, the index's growth was manifested through key indicators: property listings jumped a remarkable 56% year-over-year, showcasing doubled growth since the end of 2024. Additionally, Phase I environmental site assessments, which are critical before major CRE transactions, increased by 3% compared to last year and by 12% from February. Lending-driven commercial appraisals rose by 6% year-over-year and showed a 5% month-over-month increase from February, further evidencing a thriving investor interest in the CRE market.

However, alongside the positive momentum witnessed in CRE, other financial indicators such as equities suffering declines and fluctuations within the 10-year Treasury yield have sparked concerns. LightBox's analysis implies that the commercial real estate market may be beginning to detach from the broader market's volatility, propelled by strong investor interest in income-generating assets and opportunities among distressed properties.

Dianne Crocker, research director at LightBox, expressed, "Commercial real estate deal activity is showcasing genuine momentum, with investors reengaging with both distressed and stable assets. March's Index reaching a new high is a positive sign, though the landscape for April is clouded with uncertainty due to recent tariff announcements that could easily influence capital movement in the foreseeable future."

Despite the positive CRE activity, March presented mixed signals from the broader economic arena, with increased core PCE inflation, a dip in consumer sentiment, and ongoing concerns regarding tariffs and supply chain disruptions. Yet, professionals in the CRE sector remain cautiously optimistic, particularly for the industrial, multifamily, and data center segments, which continue to garner substantial interest amidst the tumult.

Clancy summarized, "March's triple-digit reading points to increasing momentum, indicating that CRE might be establishing itself as a relative safe haven at this moment. However, with rising uncertainties in trade, inflation, and employment, the sustainability of this position will heavily rely on how vital economic indicators evolve in the coming months."
