Home Buyers Expanding Search Radius as Affordability Drives Decisions
Home Buyers Expanding Search Radius as Affordability Drives Decisions
Recent analyses from Realtor.com® reveal a notable trend: home shoppers are increasingly looking beyond their immediate locales, and this shift is significantly influenced by factors like affordability and job opportunities. In the second quarter of 2026, more than 60% of online property views for the 100 largest metropolitan areas in the U.S. originated from home seekers exploring outside their local markets. This marks a significant increase from 48.2% observed prior to the pandemic in 2019, further emphasizing the evolving dynamics of the housing market.
Jiayi Xu, a senior economist at Realtor.com®, notes that the motivations for extending home searches vary by region. In areas with lower housing costs, locals are inclined to remain while simultaneously attracting interest from potential buyers in more expensive regions. Conversely, in markets where prices have escalated beyond the reach of buyers, individuals are compelled to seek homes further away, sometimes gravitating toward more affordable neighboring markets, or even towards cities with stronger job markets.
Regional Insights
Homes in western metro areas have seen the most significant outbound search trends. Almost two-thirds of online home views originating from these locations went to listings outside their immediate markets, a figure marginally higher than the South, Northeast, and Midwest regions. Historically, the West has led this trend; in the pre-pandemic era, it was the only region where a majority of views were directed towards out-of-market listings.
Interestingly, some of the lower-cost metros, where listing prices remain below the national average, are retaining local buyers and attracting shoppers from pricier areas. For example, St. Louis emerges as a standout with over half of its online traffic directed towards in-market listings and a median listing price significantly lower than the national average. This affordability factor plays a critical role in enabling local buyers to find homes that meet their budgetary constraints without the need to explore further.
The Affordability Game
Conversely, high-cost markets are seeing even greater levels of outbound exploration. In San Jose, California, a staggering 94.4% of local online views were allocated to homes beyond the metro area, driven by an exorbitant median listing price. Here, affordability pressures not only compel locals to explore surrounding areas but also invite potential buyers from out-of-metro locations seeking a better deal. For instance, buyers from Los Angeles often look towards Riverside for more affordable housing options.
Across the board, home buyers are also influenced heavily by employment rates in their search. The housing market landscape reflects a strategic navigation of affordability and job security, leading to a migratory pattern in buyer behaviors.
Conclusion
As affordability continues to challenge many buyers, and with job market dynamics shifting, the search for homes is no longer strictly confined to local markets. This transformation signifies a critical adaptation in the real estate ecosystem that could shape market strategies for buyers and sellers alike in the years to come. The findings from Realtor.com® accentuate the importance of understanding local market conditions, regional differences, and the economic factors at play as prospective homeowners navigate their paths to home ownership.
