The Summit, which spans over 100 acres and features approximately 870,000 square feet of open-air retail space, has been a staple in the Alabama shopping scene for more than three decades. According to data from Placer.ai, it attracts nearly 9 million visitors annually, catering to a trade area that extends up to 100 miles in every direction. Don Wood, the President and CEO of Federal Realty, expressed enthusiasm about the acquisition, stating, "Opportunities to buy truly irreplaceable, dominant assets like The Summit don't come along often, and we can't be more excited about adding this property to our portfolio." He noted that this purchase is expected to be immediately accretive to Funds From Operations (FFO) per share, suggesting a quick return on investment as Federal Realty leverages its existing retailer relationships to enhance tenant offerings at The Summit.

Among its wide array of tenants, The Summit boasts names like Apple, Trader Joe's, Nordstrom Rack, Alo Yoga, and Sephora, with more than 30 being exclusive to this Alabama location. Located conveniently in Birmingham at the strategic intersection of Interstate 459 and U.S. 280, The Summit is positioned between two affluent neighborhoods, Mountain Brook and Vestavia Hills, reflecting an affluent demographic. The surrounding metropolitan area houses over 1.2 million residents, flaunting an impressive average household income of approximately $193,000 within a five-mile radius.

In terms of operational stability, The Summit is currently 92% occupied, with several signed leases indicating a potential increase in occupancy in the approaching months. This dynamic positioning promises continued foot traffic, ensuring that Federal Realty remains well-poised for long-term growth.

The financial strategy behind this acquisition is robust, incorporating proceeds from asset sales, free cash flow, along with funds from the company's recently issued convertible notes.
