Texas Sees a Surge in International Home Purchases
In the year spanning from April 2025 to March 2026, international buyers made notable strides in the Texas housing market. According to the 2026 Texas International Residential Transactions Report released by Texas Realtors, these buyers acquired approximately 7,780 homes, a significant rise from 7,500 homes the previous year. The total expenditure for these transactions reached a staggering $4 billion, although this marked a reduction from $4.8 billion in the corresponding period last year.
Understanding the Market Trends
This increase in the number of homes purchased by international investors coincided with a marked decline in the overall dollar volume and median prices of these properties. Despite the decline in price, the median price for homes acquired by international buyers was reported at $375,000, reflecting an 11% decrease from $420,800 the prior year. Interestingly, this price remains $41,400 higher than the median price of $333,600 for all Texas homes sold during the same timeframe.
Furthermore, international buyers constituted around 2.3% of all residential transactions in Texas, maintaining the same percentage as seen in the previous year. They represented 3.5% of the total dollar volume of home sales in the state.
Texas Stands Out Among U.S. States
When it comes to international home buying activity, Texas ranks third in the nation. Its appeal is underscored by the fact that 12% of all international home purchases in the U.S. occurred in Texas, trailing only behind Florida and California, which saw 20% and 19% respectively. Notably, Texas is a favored destination for buyers from Mexico, capturing 29% of their total purchases within the U.S. Additionally, it stands as the second most popular state for home purchases among buyers from India and China, accounting for 17% and 10% respectively.
The Demographics of Buyers
A significant contributor to international home buying in Texas is its population of residents who hold visas or are recent immigrants. Around 62% of international buyers belonged to this demographic, while 38% opted for cash transactions, and 57% of the purchases were for primary residences.
The overwhelming preference continues to be for detached single-family homes, making up 83% of purchases. Furthermore, 58% of buyers selected homes located in suburban regions, which have been seen as increasingly desirable.
Challenges Faced by Potential Buyers
Despite the increased activity, many potential buyers faced challenges that prevented their purchases. Among those who refrained from buying, the leading factors identified were issues related to cost, selection, and immigration laws, each cited by 27% of respondents. This is a slight shift from the previous year's figures, which highlighted property availability as the most significant barrier, followed by cost and financing difficulties.

Jennifer Wauhob, Chair of the Texas Realtors Board, emphasized the crucial role that the state's affordable real estate market plays in attracting international interest. She noted that Texas offers a robust economy and exceptional quality of life, making it a top contender for international home buyers. Wauhob expressed confidence that Texas Realtors are well-equipped to assist international clients with their real estate transactions, helping them navigate the complexities of buying property in a different country.
