BGL Secures $217.6 Million for Erieview Tower Development



Brown Gibbons Lang & Company (BGL), an independent investment banking firm, has successfully closed approximately $217.6 million in financing for the multimillion-dollar redevelopment of the Erieview Tower and Galleria in downtown Cleveland. This notable project includes both residential and hotel components, with BGL serving as the exclusive financial advisor to ErieView Development.

The redevelopment will transform the iconic 40-story landmark at East Ninth Street and St. Clair Avenue into a 210-room W Cleveland hotel, the first W Hotel to open in Ohio, and 215 W Apartments which will exclusively be available for rent. This model marks a significant innovation from the brand, making it the first time globally that W Apartments will be offered solely as rentals. Set to launch in 2027, this project promises to redefine urban living in the Cleveland area.

Among the financing structures implemented, $93.4 million came from C-PACE capital, marking it as Ohio's largest C-PACE financing deal. This investment will facilitate a range of improvements including energy-efficient systems and infrastructure upgrades, aimed at enhancing both residential and commercial appeal.

Residents will benefit from a luxurious amenity program, purported to be the most extensive in a single Ohio building. This includes an enclosed parking garage allowing residents to access the 38th-floor restaurant without stepping outside, fostering a seamless living experience. In addition, both hotel guests and residents will have access to shared dining options, a spa, and a 15,000-square-foot ballroom, promising an upscale lifestyle at the Erieview Tower.

Elias Kassouf from ErieView Development remarked on the complexity of the financing, noting that BGL successfully navigated a challenging capital structure, integrating various financing partners to advance this significant project. By emphasizing the importance of not merely developing a single building, Kassouf highlights the initiative's commitment to revitalizing East Ninth Street and enhancing Cleveland's legacy.

The funding also benefits from collaborations with several financial institutions, including Nuveen Green Capital, which provided the C-PACE financing, and ERIEBANK, supplying $20 million in senior financing. Additional support came from Foss & Company through investments in historical tax credits, and financing from various local agencies further illustrates the breadth of support for this urban development.
