In a strategic move, Ashford Hospitality Trust, Inc. (NYSE: AHT), commonly known as Ashford Trust, has officially confirmed its plan to sell the Hilton Houston NASA Clear Lake property. The agreement, which was announced on May 23, 2025, comes with a price tag of $27 million and is expected to be finalized by June 2025, pending standard closing conditions.

Located in Houston, Texas, the Hilton Houston NASA Clear Lake boasts 242 rooms and serves as a notable entry in Ashford’s portfolio, which primarily focuses on upper upscale, full-service hotels. The decision to sell has been motivated by the desire to enhance the Company's financial structure and operational efficiency. The anticipated sale price reflects a capitalization rate of 3.2% on net operating income, accounting for expected capital expenditures. Without these expenditures, the property would yield a performance measure of 5% capitalization rate.

Stephen Zsigray, President and CEO of Ashford Trust, expressed his satisfaction with the agreement, stating, "We are pleased to announce the signed agreement to sell the Hilton Houston NASA Clear Lake at a very attractive cap rate. This sale will alleviate our Morgan Stanley 17 Pool loan, and provide significant capital expenditure savings."
