Thompson Thrift Launches Final Phase of Fishers District Development

Thompson Thrift Breaks Ground on The Union at Fishers District

Thompson Thrift, a notable player in the real estate industry, has officially commenced construction on The Union at Fishers District. This development marks the final phase of the ambitious Fishers District project located in Fishers, Indiana, a suburb of Indianapolis. It promises to redefine urban living in the area by combining luxurious residences, vibrant retail spaces, and the state's inaugural AC Hotel by Marriott.

Vision and Development

According to Dan Sink, President and CFO at Thompson Thrift Development, The Union at Fishers District embodies a significant collaborative effort that harnesses their extensive expertise in various types of development, including construction, residential, and commercial projects. He emphasized that this phase is designed to create an engaging, high-quality destination catering to community needs for years to come.

The project's strategic location near Interstate 69 and 116th Street makes it highly accessible. The commercial segment of the development is anticipated to be completed by late 2026, featuring an impressive 57,000 square feet designated for retail, restaurants, and entertainment, alongside 70,000 square feet of Class A office space, and the 135-room AC Hotel. A central event plaza will play a crucial role in promoting community interaction, effectively becoming a hub for both visitors and locals all year round.

Modern Office and Retail Spaces

Ryan Menard, Vice President of Development at Thompson Thrift Commercial, stated that the office spaces within The Union will address the rising demand for a modern, amenity-rich work environment situated in a prime location. The offices, which will be located above retail spaces and surrounding the central plaza, are designed to offer tenants an integrated experience, where they can enjoy restaurants and entertainment venues just steps away.

Current tenants that have signed leases include a variety of dining options such as Piedra, a stylish Mexican restaurant, Niku Sushi.Kitchen.Bar specializing in contemporary Japanese cuisine, and Kitchen Social, offering an eclectic international menu. Additional dining options will include Everbowl, a health-focused establishment, and Racha Thai, a traditional Thai restaurant. Services in the wellness sector will be represented by Renova Aesthetics and Sweathouz, a facility providing health and recovery treatments. Negotiations are ongoing for additional retail spaces, indicating a thriving business ecosystem.

Upscale Residential Living

A flagship aspect of this development is The Union Flats, a Class A multifamily community tailored for those desiring a luxurious urban lifestyle. With 251 apartment homes above the retail spaces, The Union Flats is set to open its doors to residents in late 2026. Signature features will include a resort-style amenity deck, a swimming pool, an outdoor entertainment kitchen, community grilling areas complemented by electric firepits, and a host of additional amenities designed to foster community interaction.

Residents will have the choice of various modern living spaces, including studio, one-, two-, and three-bedroom apartment homes, all equipped with upscale finishes like elegant quartz countertops, stainless steel appliances, energy-efficient LED lighting, and ample storage options.

Josh Purvis, Managing Partner for Thompson Thrift Residential, expressed that the Union Flats will provide a unique living experience in a highly walkable neighborhood. With thoughtfully designed living spaces nestled within close proximity to restaurants, shopping, and entertainment venues, this development aims to create a seamless blend of convenience and lifestyle.

Community Impact

The Mayor of Fishers, Scott Fadness, has underscored the community-focused approach of The Union at Fishers District. He remarked on the benefits this development will bring, marked by walkable designs and ample public spaces that enrich the quality of life for residents and visitors alike. The initial phases of the Fishers District project began in 2015 and have already received recognition, including a Monumental Award from the Indianapolis Chamber of Commerce in 2020.

Spanning 123 acres, this $750 million development, upon completion, will feature a diverse array of multifamily and townhome residences, hotel accommodations, office spaces, dining, shopping, and entertainment options, all interconnected by thoughtfully designed walking paths that promote exploration and engagement within the community.

Established nearly 40 years ago, Thompson Thrift has invested over $6 billion in various communities, earning a reputation as a reliable partner in developing high-quality multifamily and commercial projects across the Midwest, Southeast, and Southwest regions.
