International Buyers Invest $4 Billion in Texas Housing Market Amid Fluctuating Prices
Texas Housing Market Sees International Buyers
In an impressive display of international investment, Texas's residential real estate market has attracted significant attention, culminating in around $4 billion spent by foreign buyers between April 2025 and March 2026. This reflects an increase in the number of homes purchased—approximately 7,780—compared to the 7,500 homes acquired during the previous year. This data comes from the latest International Residential Transactions Report compiled by Texas Realtors for 2026.
Increase in Transactions, Decrease in Value
While the number of homes sold to international buyers increased notably, the total dollar volume experienced a decline. This discrepancy can primarily be attributed to a decrease in the average home price. In total, international buyers contributed to 2.3% of all residential transactions in Texas, consistent with the previous year's statistics, as they accounted for 3.5% of the overall dollar volume within the state.
Average Prices
The average price of homes purchased by international buyers was approximately $375,000, marking an 11% drop compared to $420,800 from the previous year. Despite this decline in prices, this average remained $41,400 higher than the state average of $333,600 for all homes sold.
Texas's Position in National Rankings
Texas ranks as the third highest in international home purchases among U.S. states, just behind Florida, which captures 20% of the market, and California at 19%. Notably, Texas emerged as the prime destination for buyers from Mexico, alongside California, each representing 29% of total purchases made by Mexican buyers. Additionally, it ranked as the second most popular choice for Indian (17%) and Chinese (10%) buyers.
Demographics of Buyers
Interestingly, 35% of all international home buyers in Texas hailed from Mexico, up from 30% in the previous year. Following this were buyers from India (14%), China (9%), Nigeria (5%), and the United Kingdom (5%). Notably, India improved its standing to second place, while Canada dropped out of the top five.
Among these buyers, 62% were residents of the U.S. who had either a valid visa or were recent immigrants. Furthermore, approximately 38% of these individuals made cash purchases, and 57% of the homes purchased served as primary residences. Family homes accounted for 83% of these acquisitions, with 58% choosing properties located in suburban areas.
Challenges for Non-Purchasing Buyers
For those who were unable to make purchases, the most frequently cited reasons were the high cost of properties, the struggle to find suitable options, and challenges concerning immigration laws, each at 27%. In the preceding year, the main issues were similar: the inability to find appropriate properties (28%), financial constraints (23%), and issues surrounding financing (19%).

Despite challenges, the continued international interest in Texas can be attributed to its relative affordability, strong economy, and high quality of life. Jennifer Wauhob, President of Texas Realtors for 2026, stated, "Texas remains one of the most desired destinations in the country, and Texas Realtors are the professionals who can effectively guide international clients through any transactions."
