Completion of Gateway Logistics Park Marks Major Milestone for Provident Industrial in El Paso

Provident Industrial Completes Gateway Logistics Park

Provident Industrial, a division of the Dallas-based real estate development and investment firm Provident, has announced the significant culmination of its efforts in the region with the completion of the final phase of the Gateway Logistics Park in El Paso, Texas. This newly finished phase consists of three buildings with a total area of 497,280 square feet, facilitated through a forward purchase agreement with an institutional investor. This achievement wraps up a massive project comprising six buildings spread over approximately 1.42 million square feet.

Located strategically in East El Paso, Gateway Logistics Park benefits from its proximity to essential routes, including direct access to Loop 375 and the international bridges that connect the United States and Mexico. This park is meticulously designed to cater to the needs of logistics, distribution, and manufacturing businesses that are integral to cross-border trade. El Paso stands as a dynamic hub in the Southwest's industrial landscape, bolstered by factors like nearshoring, increased cross-border freight volume, and a robust manufacturing workforce.

Chris Martin, Senior Vice President of Southwest Industrial Development Acquisitions at Provident Industrial, shared insights into the project’s inception, noting, "We identified an opportunity in late 2021, realizing that El Paso faced challenges with supply, not demand. At that time, there were less than a dozen buildings in the market with 32-foot clear heights, and the average age of the existing industrial buildings was 1989. Even with high cross-border traffic, the necessary infrastructure simply wasn't present."

Starting in the fall of 2022, construction on the Gateway Logistics Park got underway with no pre-leased buildings. The first phase progressed steadily, leading up to the completion of Phase 4 in February 2025. This remarkable journey reflects Provident's forward-thinking strategy and adeptness in responding to market needs, enabling the firm to remain a pivotal player in the evolving landscape of commercial real estate.

The project marks a crucial addition to the local economy, creating jobs and supporting nearby businesses. The six-building development is expected to bolster the logistics capabilities of businesses operating between the two countries, enhancing trade efficiency.

With over 30 years of industry experience, Provident has established itself as a leader in real estate development and investment. Their commitment to adaptability allows them to navigate varying market cycles while ensuring optimal returns on investments for their partners. Having developed or invested in over $7.5 billion worth of real estate projects across the nation since its inception in 1991, Provident continues to shape the American real estate landscape.
