Located strategically at the intersection of University Hills Boulevard and Camp Wisdom Road, opposite the University of North Texas at Dallas (UNT Dallas), Rivulet promises to breathe new life into a region that has experienced minimal development over the last five decades. The grant from the City of Dallas is instrumental in funding crucial infrastructure improvements, unlocking the site's potential for sustainable growth and innovation.
Dallas City Councilman Zarin D. Gracey, representing District 3, expressed great enthusiasm for the project, stating, "I am incredibly excited for this development and the impact it will have on both Districts 3 and 8! This is the type of development the community not only needs, but what they want!" The vision for Rivulet echoes that of Pettis Norman, a late civic leader and former Dallas Cowboys tight end, who believed in the promise of Southern Dallas and its capacity for growth and development.
Once completed, Rivulet will feature a mix of residential options, including approximately 300 single-family homes and 240 apartment units, alongside a 20-acre retail district. This retail area is envisioned to house a neighborhood grocery store, various shops, restaurants, office spaces, and a public library/innovation center, further serving the local community's needs.
According to Terrence Maiden, CEO of Russell Glen Company, the planning process for Rivulet was meticulous, adhering closely to Pettis Norman's vision to uplift Southern Dallas’s character and identity. Maiden emphasized that the city's investment in infrastructure is pivotal for delivering high-quality residences that will contribute to a new level of housing choices in the area, harmonizing aesthetics, livability, and accessibility.
The relevance of Rivulet goes beyond just residential spaces; it merges with ongoing development initiatives in the vicinity, including UNT Dallas’s significant campus enhancement. The university has ambitious plans for a new $79 million STEM building and a contemporary law enforcement training center, which will further elevate the educational landscape of Southern Dallas. Moreover, the construction of University Hills, another 270-acre master-planned community, signifies a broader regional effort towards attracting quality housing and commercial opportunities.
