Initially, Citadel funded $36 million at the closing, with an additional $14 million earmarked to support the ownership group in achieving specific leasing goals and completing necessary tenant improvements.

Chris Hansen, Citadel’s Commercial Relationship Manager, was instrumental in the lending process, collaborating closely with the ownership group and Rhyze Solutions to finalize the financing. Hansen highlighted the importance of understanding the ownership group's business strategy and ensuring continuous communication throughout the project.

Previous Ownership and Future Plans



The 2000 Market Street property was acquired by a joint venture comprising CSB Holdings LLC and Tide Realty Capital, purchasing it for $45.5 million in August 2025. Citadel’s involvement marks the third collaboration between the credit union and CSB Holdings, reflecting a shared commitment to investing in and modernizing commercial assets across the Greater Philadelphia area.

Aaron Loeb, Founder and President of Tide Realty Capital, praised Citadel's responsiveness, stating, "Their capacity to structure a solution around the property's next phase made them an ideal lending partner."

In preparing for the transaction's complexity, Two50 Capital Group acted as the commercial financing broker, facilitating the successful navigation of the process among all parties involved.

Rhyze Solutions is now marketing the loan positions to potential participating financial institutions, which is anticipated to mitigate Citadel's retained exposure.
