SR Aviation Infrastructure Expands Its Aviation Portfolio
SR Aviation Infrastructure (SRAI), a subsidiary of the New York and Nashville-based real estate firm SomeraRoad, is thrilled to announce its latest acquisition: a state-of-the-art business aviation complex located at the San Antonio International Airport (SAT). This move is part of SRAI’s strategic growth in the aviation sector and represents its second transaction.
Developed in 2020, the newly acquired complex spans an impressive 8.9 acres and features a Class A facility with 125,000 square feet of space, fully leased across seven hangars. The size of these hangars ranges between 12,000 to 15,000 square feet, making them ideal for a variety of aviation needs. The transition will be seamless, with SRAI set to take over operations at SAT immediately upon closing the deal.
Enhancing the Aviation Landscape
Jonathon Reeser, President of SRAI, expressed pride in this acquisition, stating, "The acquisition of the premier San Antonio International Airport hangar complex is a significant milestone for our team and a pivotal addition to the growing SR Aviation Infrastructure platform." He further emphasized that the hangars represent some of the most recent and highest-quality developments at the airport, aligning perfectly with SRAI’s objective of acquiring top-tier aviation infrastructure assets within strategically lucrative U.S. markets.
The SAT not only serves as the primary airport for commercial and private aviation in San Antonio but has also been recognized as one of the fastest-growing passenger markets in the country. The hangar complex is in excellent condition, featuring 28-foot hangar door heights that offer direct runway access, making it optimal for larger jets. Additionally, the City of San Antonio is investing $1.4 billion into upgrading the airport’s runways and commercial terminals, showcasing its commitment to enhancing transportation infrastructure.
Future Prospects
Monte Koch, Senior Advisor to SRAI, highlighted the quality of tenants the complex already attracts, noting their long-term, mission-critical requirements for modern facilities. He mentioned, "The SAT hangar complex is a standout opportunity characterized by a strong tenant base. We anticipate this location will significantly contribute to SRAI’s portfolio, and we look forward to taking over operations and maintaining the strong momentum of this asset."
SRAI's business model focuses on the acquisition, development, and leasing of aviation-related real estate, including hangar spaces, FBOs (Fixed Base Operators), MROs (Maintenance, Repair, and Overhaul), flight schools, as well as charter and management companies throughout the United States. By effectively addressing the current supply-demand imbalance in the aviation real estate market, SRAI aims to bolster its platform into an institutional-scale entity, boasting a diverse portfolio of high-quality aviation assets.
