Bascom Group Expands Texas Portfolio with New Housing Acquisition in Dallas

In a strategic move bolstering its Texas portfolio, The Bascom Group, LLC, recently finalized the acquisition of Jasmine Apartments, a sizable multifamily community consisting of 370 units located near Richardson within the Dallas Metroplex. This transaction represents Bascom's 42nd acquisition in the state, reaffirming its position as a leader in the Texas real estate market. Built in 1980, the Jasmine Apartments were previously foreclosed upon and subsequently marketed by Northmarq’s investment sales team, specifically Taylor Snoddy and Eric Stockley. Financing was facilitated by MORE Capital, a Morgan Properties affiliate, with Northmarq playing a crucial role through its capital markets team, which included professionals like Joe Giordani and Scott Botsford. The management of Jasmine will be handled by RPM Living, while SD-Cap has been appointed for construction management.

Situated on Esperanza Road, Jasmine Apartments boasts an exceptional location, providing residents with swift access to important commercial and recreational hubs, including the Galleria and Medical City. This prime real estate is set within a highly regarded school district, the Richardson Independent School District, which is known for its strong academic reputation. This attractive environment, complemented by nearby shopping centers and dining options, makes Jasmine a desirable residence for young professionals and families alike.

The acquisition comes during a challenging period for properties from the 1980s, as the Texas real estate market has seen significant changes due to demographic shifts, including substantial out-of-state migration. Cities like Dallas-Fort Worth (DFW), Austin, and Houston have become appealing destinations for corporate relocations, leading to intensified competition in the housing market. The influx of new apartment complexes has compelled older properties to adjust their pricing strategies, often forcing them to lower rents in an effort to stay competitive. Rising operating expenses from escalating property tax valuations and insurance premiums have further complicated this landscape.

Recent Federal Reserve interest rate hikes have doubled the costs of servicing floating-rate loans, prompting institutional investors to focus more heavily on post-1990 multifamily assets. This shift has led to a temporary lull in transactions involving older properties, suggesting a ripe opportunity for experienced investors like Bascom to step in and rehabilitate these valuable assets.

Chang Liu, Bascom's Principal of Acquisitions, expressed enthusiasm about the Jasmine deal, emphasizing the importance of quality workforce housing in supporting the multifamily sector as a whole. Liu highlighted that delivering improved living standards for renters earning below the median income is a crucial goal for the firm. Jason Hanna, Senior Principal of Operations at Bascom, also shared his vision for enhancing the community, aiming to foster an inviting environment for residents with better hospitality and community services.

The Bascom Group is a well-established entity in the real estate sector, primarily focusing on multifamily, commercial, and distressed properties that require strategic repositioning. Founded in 1996, Bascom has successfully completed over $23.0 billion in multifamily value-added transactions, including the management and acquisition of a vast array of properties ranging from workforce housing to high-end commercial spaces. With a robust pipeline of projects and a dedication to quality, the Bascom Group not only enhances its own portfolio but also contributes positively to the communities it serves.
