CREMX Expands Its Real Estate Debt Portfolio with U.K. Loans

CREMX Expands Its Real Estate Debt Portfolio

In a significant move to diversify its investment strategies, Redwood Investment Management, LLC has announced the inclusion of U.K. commercial real estate loans into its Redwood Private Real Estate Debt Fund (CREMX). This development marks a pivotal step for the fund, which aims to enhance its portfolio beyond U.S. markets, thereby boosting its geographical diversity.

As of September 24, 2026, CREMX has successfully secured 11 loans within the U.K., amounting to approximately $49 million, which represents about 10.4% of the fund. The addition of these loans underscores Redwood's commitment to maintaining a focus on shorter-duration, first-lien commercial real estate lending, primarily aimed at generating current income while safeguarding shareholder capital.

Richard M. Duff, JD, the Portfolio Manager and Managing Partner at Redwood, emphasized the importance of due diligence in investment decisions. He stated, "Expanding our opportunity set does not change the questions we ask before investing. We start with the real estate securing the loan, the borrower's equity commitment, and the path to repayment. We believe select U.K. lending opportunities can complement the portfolio when those fundamentals—and the lender's rights—meet our investment standards."

The loans are diversified across multiple commercial real estate sectors in England, including hotels in Wakefield, Banbury, Ashford, and Gloucester, multifamily housing developments in Bristol, and retail properties in Croydon. Additionally, the fund has investments in mixed-use developments in Richmond. Each of these loans is fortified by first-ranking legal charges over the properties, providing an essential layer of security.

The U.K. market benefits from a well-established legal framework that enhances property transparency and reinforces lender rights. However, investors must be aware that this does not guarantee repayment or a specific timeline for recovery. Duff highlighted the potential benefits for financial advisors in addressing a broader array of commercial real estate lending opportunities, stating, "For financial advisors, the significance is not simply an additional geography. It is the ability to access a broader set of commercial real estate lending opportunities with attractive risk/return opportunities through CREMX."

The addition of non-U.S. lending brings with it certain risks, including fluctuations in currency, local regulatory obligations, and variable economic conditions. Even with loans secured by commercial real estate, these risks will continue to factor into the overall investment strategy.
