Daishin, a well-known home center under the Iris Ohyama Group, has recently implemented the cutting-edge leasing DX system, 'Shop Counter Enterprise,' developed by COUNTERWORKS. This strategic move aims to bolster the operational efficiency of Daishin's leasing activities across its 16 locations in Miyagi Prefecture.

Established in 1975, Daishin was the first DIY home center in the Tohoku region, and it has evolved to position itself as a 'home convenience store,' offering a wide range of services from daily necessities to home appliances, delivery, construction, and renovations. However, Daishin faced challenges in managing its event spaces across stores, which often resulted in inconsistencies in rent pricing and operational practices.

Previously, the management of event spaces was fragmented, leading to varied responses regarding pricing and tenant criteria at different locations. This inconsistency made it hard to ensure fair pricing and optimal revenue levels. Additionally, challenges arose in the handling of necessary documentation for food-related tenants, such as PL insurance and various food safety certifications, as well as compliance checks, which lacked standardization across stores.

Advantages of Adopting Shop Counter Enterprise



The decision to implement Shop Counter Enterprise followed the successful precedence set by another home center within the Iris Ohyama Group, Unidy. Unidy achieved impressive results with its own adoption of the leasing system, surpassing expected transaction volumes. Daishin’s management recognized the need for a comprehensive and standardized approach for better event space operations and decided to implement the same system to ensure smoother processes.

With the system in place, Daishin aims to make the occupancy rates and conditions of its event spaces across the 15 store locations transparent and standardized. Store managers and staff will continue to manage these processes, but with uniform decision-making criteria established, leading to enhanced operational quality and profitability.

The introduction of Shop Counter Enterprise includes an integrated system for managing the entire leasing process—from tenant application acceptance and schedule coordination to invoice generation and collection—helping to minimize errors and alleviate burdens on store personnel. Additionally, COUNTERWORKS will provide dedicated consultants to assist with the operational follow-up, ensuring improvements in efficiency and profitability are realized in a short timeframe.

For tenant recruitment, Daishin plans to leverage the existing 'Unidy Event Recruitment Site' to showcase its available spaces and collaborate with the broader group to enhance inquiry rates effectively.

We recognized the importance of standardizing the rent concepts and verification procedures across all stores, making operations more stable and minimizing oversights. Based on Unidy's outcomes, we believe that implementing this system will help us streamline the entire process, from recruitment to scheduling, while reducing the burden on staff. Our goal remains to continuously enhance events that create new opportunities for our local customers."
