Invesco Real Estate's Loan Commitments Surge in H1 2026



Invesco Real Estate, a prominent player within the $86 billion global framework of Invesco Ltd., has announced a remarkable achievement in the first half of 2026, securing a total of $3.2 billion in loan commitments. This figure indicates a striking 112% increase in origination volume when compared to the same period from the previous year, H1 2025.

Charlie Rose, the Global Head of Credit at Invesco Real Estate, highlighted this surge as a response to the robust demand from borrowers, especially as the market enters the first year of a five-year cycle where $3 trillion in loans will mature. He emphasized, "In this environment, we are seeing borrowers seek out certainty of execution, flexibility, and a partnership-based approach to through-cycle lending."

The $3.2 billion in loan commitments for the first half of 2026 consisted of 33 floating-rate senior loans distributed across North America and Europe. Notably, Invesco Real Estate continued its focus on the multifamily and industrial sectors, which comprised a remarkable 93% of all loan commitments year-to-date, demonstrating increased activity in Europe.

Scott Dennis, CEO of Invesco Private Markets, remarked, "Our real estate credit platform has grown into one of the leading investor-driven lenders in the U.S., reflecting the consistency of our investment approach and the strength of our borrower relationships." He expressed optimism about serving the evolving financing demand of borrowers in the market and for years ahead.

Since its global credit business inception in 2011, Invesco Real Estate has managed to originate around $29.8 billion across 394 transactions throughout North America and Europe. During this first half of 2026, they also executed two managed commercial real estate collateralized loan obligations (CRE CLO), namely INCREF 2026-FL2 and INCREF 2026-FL3, diversifying capital sources and bolstering financing capacity across different market cycles.

Highlights of Invesco Real Estate's H1 2026 Loans


1. $459 million for refinancing 19 industrial properties, totaling 4.0 million square feet across the Northeastern U.S.
2. Two loans amounting to a combined €159 million and £158 million aimed at financing two diversified industrial portfolios, aggregating 4.3 million square feet in Germany, the Netherlands, and the UK.
3. A £168 million loan tied to a 564-unit build-to-rent scheme situated in Hove, England.
4. A $138 million loan for a geographically diverse portfolio of Industrial Outdoor Storage properties.
5. A $136 million floating-rate loan for acquiring a high-rise apartment tower in the Financial District of San Francisco, CA.
6. $115 million aimed at refinancing a 299-unit Class A multifamily property located in Center City Philadelphia, PA.
