A New Era in Retail Investment: PSP Investments and Nuveen Real Estate's Joint Venture
In a remarkable strategic move, the Public Sector Pension Investment Board (PSP Investments) and Nuveen Real Estate have launched a joint venture focused on acquiring open-air shopping centers across the United States. This ambitious initiative was recently unveiled with an initial investment of $790 million, marking a significant milestone in the retail investment market. The collaboration of these two giants combines over a century of expertise in real estate investment, aiming to reshape the landscape of necessity-based retailing in the nation.
A Strategic Approach to Investment
The core strategy of this new partnership is intricately woven around demographic trends, primarily targeting open-air shopping centers that are anchored by market-leading grocery stores and necessity-focused retailers. Given the resilience of such business models even during economic fluctuations, the venture is positioned to capitalize on demographic shifts that are favorable for retail growth. Notably, the joint venture will concentrate on urban metropolitan areas showcasing robust population growth and increasing average household incomes. These areas present high barriers to entry for new competitors, making them attractive for well-capitalized retailers eager to expand their footprint.
Up until now, the joint venture has successfully acquired properties totaling 3 million square feet across 19 assets located in states such as Virginia, Arizona, Florida, Minnesota, Texas, California, Colorado, and Washington. Some notable acquisitions include:
- - The Shoppes of Lorton Valley: A 110,000-square-foot neighborhood center located in Lorton, Virginia, anchored by Giant, a dominant grocery chain.
- - Las Tiendas Village: A community shopping hub in Chandler, Arizona, featuring 188,000 square feet of retail space and anchored by Sprouts, a renowned organic grocery brand.
The partnership has also completed two larger portfolio acquisitions, adding over 2.7 million square feet of retail space. The portfolios consist of open-air centers located in prominent metropolitan areas, including Fort Lauderdale, San Diego, and Dallas-Fort Worth. Each of these properties boasts a strategic location, ensuring high visibility and accessibility for customers, which is critical for retailers focused on daily needs.
Leadership Insights
Julien Roy-Décary, Managing Director of Real Estate Investments for PSP Investments, emphasized the importance of refining their retail exposure to focus tightly on necessity-based retail spaces.
“We have been reshaping our U.S. retail exposure around a much tighter definition of the sector: open-air centers anchored by grocery stores and daily-needs tenants, which aim to deliver a steady, inflation-linked income for our portfolio,” Roy-Décary explained.
His sentiments were echoed by Brian Wallick, Portfolio Manager of Retail for Nuveen Real Estate, who noted the inherent resilience of necessity-based retail, underscoring consistent consumer demand.
“Necessity-based retail has demonstrated remarkable resilience through various cycles, underpinned by consistent consumer demand for essential goods and services,” Wallick stated, expressing confidence in the joint venture to provide durable income and long-term value across their investments.
