Simon Property Group to Acquire University Village: A New Era for a Seattle Landmark

Simon Property Group to Acquire University Village

In a significant move set to redefine the retail landscape in Seattle, Simon Property Group, a real estate investment trust (REIT) renowned for its ownership of prestigious shopping and mixed-use destinations, has confirmed its intention to acquire University Village. This open-air retail center, which has been a cornerstone of the Seattle community since its inception in the 1950s, is located near the University of Washington and boasts over 100 shops and services.

Over the decades, University Village has evolved into a vibrant hub for both residents and visitors. It features a curated selection of shops, ranging from beloved local eateries to well-known national brands, creating a unique shopping experience. Shoppers can find everything from luxury apparel and home goods at stores such as Apple, Crate & Barrel, and Lululemon to delightful dining options like Din Tai Fung. It stands as a testament to the successful blend of community-focused commerce and high-quality retailing.

Susie Plummer, the Partner and General Manager of University Village, reflected on the property’s journey, stating, "More than thirty years ago, we set out to create more than a retail space—we envisioned Seattle's finest neighborhood gathering place, where local and regional small businesses could thrive alongside quality national brands."

The shopping center has undergone remarkable growth, expanding from an initial area of approximately 300,000 square feet to nearly 600,000 square feet, all the while maintaining a focus on delivering exceptional customer experiences. The transition to new ownership is anticipated to further enhance this legacy.

Eli Simon, the CEO of Simon Property Group, expressed enthusiasm about the acquisition, highlighting University Village's position as a prime retail destination. "This acquisition underscores our focus on owning distinctive, high-quality assets in strong markets. We look forward to building on the center's success for shoppers, retailers, and the greater Seattle community," said Simon.

As the property prepares to change hands, the current owners extend their gratitude to the partners, employees, and community members who have supported University Village throughout its nearly 70-year history. Plummer remarked, "We want to thank everyone who has contributed to University Village's success, past and present, throughout its nearly 70-year history."

The deal is expected to finalize in the fourth quarter of 2026, pending the fulfillment of standard closing conditions. While the acquisition brings exciting prospects, it also comes with inherent risks associated with the fluctuating retail real estate market. Factors such as changes in consumer behavior, retail trends, and economic conditions could influence the outcome of this prominent acquisition.

In addition, Simon Property Group must navigate various challenges in the evolving landscape of retail, especially in an age dominated by e-commerce. The competitive environment necessitates an adaptability that Simon aims to foster as it integrates University Village into its expansive portfolio. As the transition unfolds, stakeholders will be keenly watching how this acquisition shapes the future of University Village and the local economy.

University Village stands not only as a shopping destination but as a representation of the vibrant culture and community spirit of Seattle. With Simon’s involvement, there is a promise of continued growth and enhancement of this beloved landmark, ensuring it remains a favorite spot for years to come.
