ARCO Design/Build Kicks Off Fort Lauderdale Self-Storage Project
In a significant advancement for the self-storage market in Fort Lauderdale, ARCO Design/Build has initiated construction on a substantial 147,385-square-foot development. This project, developed in collaboration with 4 Rivers Property Group and Crow Holdings, is strategically located at 1400 Progresso Drive, representing one of the last permitted opportunities for self-storage facilities in this bustling area.
The groundbreaking ceremony took place on October 30, marking a pivotal moment for the local real estate landscape. Designed to cater to the increasing demand for storage solutions, the facility will be branded and operated by Extra Space Storage, a well-regarded name in the industry. Once operational, this state-of-the-art facility will boast 1,276 storage units divided across five distinct buildings, including a five-story climate-controlled structure.
Project Specifications
The details of the self-storage facility are impressive. It features:
- - A five-story climate-controlled building
- - A standalone single-story climate-controlled building
- - Three single-story non-climate-controlled buildings
The total area dedicated to climate-controlled storage encompasses over 107,394 square feet, providing diverse options for future tenants. The construction is not only crucial for individual renters but also supports local businesses and the community’s overall growth.
Construction for this ambitious project commenced on September 9, 2025, with an expected completion date in November 2026, subject to the necessary permits. The site plans required innovative design solutions, particularly related to the extension of a 1,300-linear-foot water main, mandated by the city. Additionally, the design incorporates two combined parcels, one of which is designated for public use, highlighting the project’s community-oriented approach.
Collaborative Efforts
Wes McAdams, Principal at 4 Rivers Property Group, expressed enthusiasm about the project, stating, "4 Rivers is excited to be underway on this opportunity to create a Class A hybrid storage facility in a prime location. Our partnership with ARCO has been beneficial, and we're eager to achieve success on this project together."
ARCO Design/Build was chosen after an extensive referral process through Colony Commercial, a construction management partner. The switch from a traditional bid-build approach to ARCO's integrated design-build model poses numerous advantages, primarily in terms of cost certainty, schedule reliability, and minimized project risk. Eric Thompson, President of ARCO Design/Build Self-Storage, noted, "By utilizing our design-build process, we're addressing the growing demand for self-storage while effectively tackling the unique zoning and infrastructure challenges of this site."
Building Relationships
This self-storage project is part of a larger partnership trend, with two additional projects already lined up between ARCO and 4 Rivers Property Group. Both firms are committed to expanding their operations in rapidly growing U.S. markets, utilizing the design-build approach to facilitate quicker project movements and enhance market presence.
Adam Winters, Director of Business Development for ARCO Design/Build, emphasized the importance of these partnerships, stating, "It’s inspiring to witness 4 Rivers’ progress despite facing numerous hurdles in terms of zoning and infrastructure complexities. Their success is partly due to our unique ability to collaborate closely with clients through every step of the process, ensuring cost transparency and integrated management."
