Realgate Launches New Hotel Business in Tokyo
Realgate, a company renowned for its extensive portfolio of over 100 creative office properties in Tokyo, is embarking on an exciting venture to expand into the hotel industry. With plans to open four locations in the Shibuya and Minato wards of Tokyo, the new hotel project is set to officially kick off in October 2025. The first hotel, SHIFT HOTEL Shibuya Hatagaya, is scheduled to open its doors on January 17, 2026, followed by the openings of hotels in Jinnan, Higashi-Azabu, and Tamachi by January 2027.
To support this initiative, Realgate has formed a strategic partnership with SQUEEZE, a company that specializes in digital transformation for hotel operations. This collaboration aims to streamline the entire process from planning and development to operations and revenue maximization, integrating Realgate's real estate revitalization expertise with SQUEEZE's innovative technology-driven operational foundation.
Addressing Urban Real Estate Challenges
The growing prevalence of underutilized real estate, aging buildings, and the need for sustainable revenue-generating models have become pressing social issues in Japan. Realgate aims not only to repurpose existing properties but also to create an advanced regeneration model that continually increases profitability. This flexibility aims to adapt to urban needs, diversifying revenue structures, and maximizing the value of these communal spaces.
Future Developments
Following the initial launch of SHIFT HOTEL Shibuya Hatagaya, Realgate plans to open additional locations in Jinnan, Higashi-Azabu, and Tamachi by early 2027, totaling roughly 50 rooms across four urban properties. By focusing on small-scale, aging assets in central Tokyo, the collaboration aims to create a self-sustaining regeneration model that addresses the challenges faced by real estate owners.
The first hotel, SHIFT HOTEL Shibuya Hatagaya, is already open for bookings, with reservations available online as the project continues to expand its footprint within the urban landscape. Here, Realgate envisions a shift towards sustainable urban regeneration without relying on the traditional methods of demolition and construction.
