Maximize Your Real Estate Value: Insights on BELS and CASBEE
In recent years, ESG (Environmental, Social, and Governance) investing has gained significant attention, leading to an increased emphasis on transparency regarding environmental efforts. In the real estate sector, the acquisition of environmental certifications, such as BELS and CASBEE, which assess and rank the environmental performance of green buildings, is on the rise. As we look to the future, it will no longer suffice to merely obtain these certifications; strategically leveraging them for enhancing real estate value will become crucial.
To address this, the Environmental and Energy Calculation Center, having supported the acquisition of environmental certifications for over 3,000 properties, will host its third online seminar on September 9, 2025. The theme of the seminar will be "Maximizing Real Estate Value: Optimizing Portfolios through BELS and CASBEE Strategies." Leading this session will be Keisuke Onoshi, the CEO of the center, who has extensive experience in both architecture and investment management, alongside Tatsuya Hayashi, associate professor at Chiba University and a key member of the CASBEE development team.

Speakers’ Profiles
Keisuke Onoshi
CEO of the Environmental and Energy Calculation Center (HorizonXX, Inc.)
Keisuke Onoshi graduated from Nihon University with a degree in architecture and went on to pursue real estate science at the graduate level. Initially employed at a major domestic securities firm, he specialized in real estate securitization. After gaining experience in significant foreign firms, he became independent in 2012 and took the helm of HorizonXX, where he foresaw the growth of the energy calculation and environmental certification market, establishing the Environmental and Energy Calculation Center in 2019. He now handles around 1,000 cases of energy calculations and environmental certification support annually, and he also offers the "Energy Calculation School" to foster new talents in the field.
Tatsuya Hayashi
Associate Professor, Chiba University / Technical Advisor, Environmental and Energy Calculation Center
Tatsuya Hayashi has held key roles in committees to promote ESG real estate investments since 2017 and was involved as a committee member in the development of CASBEE since 2006. He served as the lead developer for the CASBEE-Wellness Office in 2019, focusing on evaluating the health and productivity contributions of buildings.
