Northern Virginia Housing Market Update



As per the latest report from the Northern Virginia Association of Realtors® (NVAR), the housing market in Northern Virginia is undergoing a noticeable shift. July 2025 marked a period of moderation compared to the same month in the previous year. While the total dollar sales volume and median home prices have seen slight increases, the substantial rise in inventory and the lengthening of market times suggest that buyers are adopting a more cautious approach in today’s evolving real estate climate.

In July 2025, the total sales volume in the area crossed $1.41 billion, reflecting a modest year-over-year rise of 2.6%. However, the total number of units sold decreased by 1.6%, falling to 1,612 units compared to July 2024. Interestingly, the median home price rose by 3.4%, landing at $760,073, indicating that buyer interest, though still present, is trending towards a more tempered level compared to the past pandemic-driven housing boom.

NVAR CEO Ryan McLaughlin commented, "We are witnessing a recalibration within the market. Active buyers and a strong market presence persist, yet the intensity is much more measured than in previous years. This transition is influencing both seller pricing and buyer expectations."

Inventory Dynamics


A significant highlight from this update is the sharp increase in active listings. The number of listings surged to 2,530, which marks an astonishing 43.4% increase compared to the same month last year. This influx has resulted in the months of supply increasing to 1.9, a 39.4% rise year-over-year. This trend hints at a loosening of the inventory restrictions that have largely characterized the housing market for the past few years.

Additionally, the average days on the market climbed to 20 days, reflecting a 25% increase. This metric indicates that homes are remaining on the market longer as potential buyers take their time evaluating options before making decisions.

McLaughlin elaborated further, "The recent years have been characterized by tight inventories and rapid sales. Now, we see a more balanced market. Demand for homes continues to exist, and sellers who price their homes strategically while being mindful of the heightened buyer expectations will find success."

The data indicates a market in transition, characterized by steady pricing and overall sales volume, along with increasing supply and a shifting approach by buyers. NVAR President Casey Menish from Pearson Smith Realty stated, "This is a clear indication that the market is normalizing. Buyers are being more meticulous about their choices, while sellers are updating their expectations to accommodate longer selling timelines and increased competition. This movement away from extremes is vital for cementing long-term market stability."
