JLL Assists in Hotel Operator Selection and Contract Negotiations for Amaneku Osaka Namba

JLL Supports Hotel Developments with Amaneku Osaka Namba

JLL, a leading global real estate services firm, has announced its involvement in assisting AIA3 Special Purpose Company in the selection of a hotel operator and the negotiation of the opening contract for the upcoming "Amaneku Osaka Namba." Set to open in December 2025, this urban hotel will feature 232 rooms tailored for double and triple occupancy, including twin, semi-double, double, triple, and quadruple configurations.

Located within a five-minute walk from Namba Station on the Midosuji Subway Line, Amaneku Osaka Namba provides convenient access to major tourist hotspots in Osaka, such as Dotonbori, Shinsaibashi, and Nipponbashi, making it an ideal choice for both leisure and business travelers.

The rebranding stems from the conclusion of agreements with existing hotel operators. As the Osaka tourism market experiences a resurgence post-COVID-19, JLL anticipates strong demand for upscale and limited-service hotels, particularly in the bustling Namba area. "We supported the entire selection process for this project, from evaluating candidates to advising on critical contract terms for the selected operator," says Kuroto Ohashi, Executive Vice President and Head of Advisory at JLL's Japan Hotels & Hospitality division.

As Japan sees an influx of foreign tourists taking advantage of favorable exchange rates, the hotel investment market is booming. Approximately $1.5 billion is expected to be invested in Japan's hotel sector in the first half of 2025, attracting considerable interest from domestic and international investors.

The continuing growth in travel demand, particularly from Asia, positions Amaneku Osaka Namba as a promising venture in a revitalized tourism landscape. JLL is set to play a crucial role in ensuring the hotel's successful launch and operation.
