Estie Market Report May 2026: Current Trends in Real Estate

The newest edition of the Estie Market Report, dedicated to real estate trends, has been published for May 2026 by Estie, a company based in Minato, Tokyo. With the emphasis on utilizing industry-specific AI and extensive commercial real estate data, this report aims to assist stakeholders in making informed decisions.

Overview of the Report

This edition of the report delves into the supply-demand balance of office properties in Tokyo's five central wards: Chiyoda, Chuo, Minato, Shinjuku, and Shibuya. Notably, it highlights the sub-market of Osaki and Kitashinagawa.

In April 2026, the total rental space available in the five central wards decreased by 22.6% compared to the previous month, totaling 26,043 tsubo. Meanwhile, spaces that were taken off the market saw a staggering 46.9% reduction, standing at 29,944 tsubo. Consequently, the total available rental space stock diminished by 1.3%, bringing it down to 305,460 tsubo. This trend reveals a complex dynamics within the market.

Ward-Specific Insights

When examining the data by administrative district, it’s worth noting that Chuo ward experienced an increase in available rental space of 3.4% month-on-month and a significant 65.2% year-on-year rise, making it the only ward in the central five to report an increase. This signals a potential shift towards a new supply phase, as the rental space stock in Chuo also saw a slight uptick of 0.2% compared to the previous month.

Conversely, Shibuya ward faced a drastic decline, with the available rental space falling by 40.6% month-on-month and the spaces that came off the market plummeting by 82.2%. Despite that, Shibuya reported a 2.5% increase in rental stock, illustrating a bottleneck in consumer absorption amid the overall downward trend in the five central wards.

Focus on Osaki and Kitashinagawa Sub-Market

The highlighted sub-market in this report, the Osaki and Kitashinagawa area, has marked an important milestone in April 2026 with an exceptional rental space availability. This area recorded a colossal 4,300 tsubo available — the highest in the past year. Key new supplies include major developments such as the Osaki Bright Tower and the Daiichi Kosho Gotenyama Building, which contribute extensively to the rising stock in this sub-market.

As these developments materialize, monitoring shifts in the Osaki and Kitashinagawa area becomes crucial, particularly as it runs counter to the overall contraction trend observed in the five central wards.
