Bond Street REIT Expands Credit Facility to $300 Million with New Partnerships
Bond Street REIT Increases Credit Facility to $300 Million
In a significant financial maneuver, Bond Street Investment Trust, Inc. (commonly referred to as Bond Street REIT) has announced the successful closing of a $200 million increase to its revolving credit facility, effectively raising the total commitments to an impressive $300 million. This strategic upsize underscores Bond Street's commitment to expanding its financial resources and capabilities in the competitive real estate market.
The increase was made under the accordion feature of the company's credit agreement established just seven months prior, which allows for total commitments of up to $600 million. The expansion of the credit facility was primarily led by JPMorgan Chase Bank, N.A., which acted as the Administrative Agent and Sole Bookrunner. The deal also saw significant involvement from BMO Capital Markets Corp. and KeyBanc Capital Markets Inc. as Joint Lead Arrangers. Notably, additional banking partners such as KeyBank National Association, BMO Bank N.A., and Banco Santander, S.A., New York Branch have joined the facility, broadening the bank group to five institutions, including the current lender SouthState Bank, N.A.
This financing strategy builds upon an earlier equity commitment from Conversant Capital LLC, which pledged up to $300 million in August 2025. Since that partnership, Bond Street REIT has been on a growth trajectory, successfully acquiring 17 retail centers. As a result of these acquisitions, the company's gross leasable area (GLA) has surged to nearly 1,000,000 square feet. Bond Street has strategically expanded its geographical footprint to include prominent markets such as Phoenix and Dallas as well as key locations in the Midwest, while continuing to enhance its asset acquisitions throughout the Southeast.
Additionally, ten legacy single-purpose entities (SPEs) have been integrated into Bond Street REIT's operating partnership through UPREIT transactions, with plans to incorporate 22 more SPEs in the near future. This diversified strategy not only presents opportunities for growth but also enhances the overall stability and reliability of the REIT.
Michael D. Reynolds, the CEO of Bond Street REIT, shared his excitement about the recent developments, stating, "Tripling the facility reflects the momentum we have built and enables us to execute on our growing pipeline." He emphasized the importance of the new banking partners, noting, "We are pleased to welcome KeyBank, BMO, and Santander alongside JPMorgan Chase and SouthState Bank. The support of the syndicate allows us to compete for assets on an all-cash basis with greater certainty and speed of execution."
Headquartered in Charleston, South Carolina, Bond Street REIT is a perpetual-life private NAV Real Estate Investment Trust. Its core focus is on Class A convenience retail centers situated across high-growth markets in the Southeast, Southwest, and Midwest regions of the United States. With robust financial backing and a clear strategy for expansion, Bond Street REIT is well-positioned for continued success in the dynamic landscape of commercial real estate.
This remarkable increase in the credit facility not only solidifies Bond Street REIT's financial standing but also sets the stage for potential future growth and development. Investors and stakeholders will undoubtedly be keen to watch how the company leverages these resources to achieve its strategic goals.
