Northwind Group Secures $208M Construction Loan for Brooklyn Office-Residential Conversion

In a significant move towards urban revitalization, Northwind Group, a prominent real estate private equity firm based in Manhattan, has secured a construction loan amounting to $208 million to facilitate the transformation of the 141 Willoughby Street tower located in Downtown Brooklyn. This strategic funding will support the conversion of the existing 355,000 square-foot Class A office tower into a mixed-use development featuring 239 rental apartments and commercial spaces spanning the first seven floors.

The transformation project is spearheaded by a joint venture between Capstone Equities and BH3 Fund Advisors, both experienced players in the real estate sector. They acquired the property last year and have spent considerable time preparing for this conversion, which comes with a unique opportunity as the building was constructed to meet full Class A specifications but has yet to be occupied. This precondition allows for a smoother conversion process as it eliminates challenges such as tenant buyouts or deferred maintenance that are generally encountered in similar projects.

The design and structure of 141 Willoughby Street are noted for their exceptional attributes, including side-core configurations and nearly column-free floor plates, making the conversion to residential use more efficient. Each floor boasts impressive slab-to-slab heights of up to 17 feet, ensuring that the eventual residential units will have spacious ceilings, far above the standard heights found in typical multifamily constructions. Future residents of 385 Gold will enjoy a range of amenities, including a modern fitness center, co-working space, wellness center, and gamerooms, as well as landscaped terraces. The commercial areas will ensure separate access for commercial tenants, providing a thoughtful balance between living and working spaces.

Adam Falk from BH3 Fund Advisors emphasized the significant demand for high-quality apartments in the area, noting that the building's institutional design will cater well to residential needs. Likewise, commercial spaces are expected to draw interest from both local and Manhattan-based tenants, underlining the competitive nature of the current NYC market as it recovers from pandemic-induced downturns.

Avi Kollenscher of Capstone Equities expressed excitement about the project's potential, indicating that this transformation represents a unique opportunity in a market witnessing substantial growth and evolving developments in Downtown Brooklyn.

Geographically, 141 Willoughby Street is strategically located one block east of the vibrant Fulton Street retail corridor and mere two blocks from the MetroTech campus, providing residents with easy access to thirteen subway lines across three stations within a short six-minute walking distance. Such prime location accents its suitability within a rapidly growing residential sector, especially in the wake of a recent surge in new supply that is set to diminish in the upcoming years.

The financing for this ambitious project was arranged through Northwind Group's discretionary debt fund platform, aimed at backing well-situated office-to-residential conversions throughout New York City and other markets facing supply constraints.
