Introduction to ANARA Project
MIRARTH Holdings, through its affiliate Takara Leben, has proudly announced the launch of its third residential project,
ANARA, in collaboration with OVIALAND, INC. (OLI). Located 73 kilometers north of Manila in Baliwag City, Bulacan Province, ANARA aims to cater to the housing demands in the region. Takara Leben, with its headquarters in Chiyoda, Tokyo, has been actively working alongside OLI on their initial projects, SAVANA SOUTH and Sentro, both of which have exhibited significant interest and progress towards sales set to begin in December 2023 and August 2025, respectively.
Characteristics of the ANARA Project
The ANARA project will encompass a substantial land area of
43,299.67 square meters, with plans for
276 single-family homes. This includes
92 Single Attached units and
184 Quad units. The anticipated average price for these homes is
4.2 million PHP (approximately 1,090,000 JPY), providing affordable options for the
middle-income demographic in the Philippines, especially those commuting to Manila or involved in overseas work (OFW).
The location proves to be strategically significant—situated near crucial life infrastructure such as shopping malls, schools, and hospitals, all within a
10 to 20 minute drive. With the ongoing developments towards the new Manila International Airport, expected to open in 2028, along with improvements in the railway system, the area is poised for further growth as a potential
bedroom community for those working in the metro.
The anticipated launch for sales is set for
April 2026, further increasing housing availability as the country experiences considerable demand amid a troubling
housing supply deficit of approximately 6.2 million units.
Insights on the Philippine Market
The Philippines demonstrates a promising environment for residential investments, characterized by a population growth of about
1.5 million annually and a youthful workforce with an average age of
25 years. The economic stability and forecasted GDP growth rate of
5.6% in 2025 underscore the continuing rise in housing demand, especially for middle-class earners. However, the current housing supply is insufficient in meeting the escalating needs of the population. Through projects like ANARA, MIRARTH Holdings and Takara Leben aspire to provide high-quality housing solutions while contributing effectively to bridging this gap.
By applying the real estate development expertise cultivated in Japan, the group intends to fulfill the evolving housing requirements within the Philippines, promoting sustainable urban development. This aligns with MIRARTH Holdings' overarching purpose of creating a better future for people and the planet by harnessing their capacity for sustainable environmental design. Expanding beyond Japan, the organization is also garnering efforts in urban development across Southeast Asian nations, including Vietnam and Thailand.
Conclusion
The launch of the ANARA project represents a pivotal step in addressing the escalating housing crisis in the Philippines. As MIRARTH Holdings continues its journey, the focus remains on optimizing its contributions to a more sustainable and prosperous future for communities in Southeast Asia. With the alignment of strategic planning, governmental support for infrastructure, and the unwavering commitment of its team, ANARA is not just a housing project; it embodies hope and resilience in the face of pressing housing challenges.
