Trends in Rental Prices for Small Offices under 50 Tsubo
In a recent survey conducted by Athome Co., Ltd., based in Ota, Tokyo, rental price trends for small offices (under 50 tsubo) have shown notable increases. The data, collected through the Athome real estate information network, commissioned an analysis from Athome Lab, led by president Yoshitake Otake.
Overview of Rental Trends in Tokyo
In Tokyo's 21 districts, rental prices for small office spaces have risen consistently in the first half of 2026. Specifically, ultra-small offices, which range from 5 to 25 tsubo, have increased to ¥15,238 per tsubo, representing a 2.9% increase from the previous period. Similarly, small offices, categorized from 25 to 50 tsubo, have climbed to ¥16,967 per tsubo, marking a 4.2% rise. This consistent upward trend is evident, with eight consecutive periods for ultra-small spaces and five for small offices.
Breaking it down by area, 19 districts have recorded their highest ultra-small office rental prices since the latter half of 2012. For small offices, 12 districts have also reached peak figures in the same timeframe.
Major Cities Outside of Tokyo
In addition to Tokyo, other major cities have also seen significant increases. For ultra-small office spaces, rental prices in Yokohama, Nagoya, Osaka, and Fukuoka have hit their highest levels since the latter half of 2012. Meanwhile, small office rentals in Osaka and Fukuoka also reached new peak prices.
Survey Details
The survey covered a range of regions:
- - Tokyo: 21 districts
- - Other Major Areas: Sendai City in Miyagi Prefecture, Yokohama City in Kanagawa Prefecture, Nagoya City in Aichi Prefecture, Osaka City, and Fukuoka City.
The data consists of registered listings from the Athome real estate network, specifically focusing on rented office spaces and excluding whole building or shop rentals. The criteria required properties to be located within a ten-minute walk from the nearest station.
The analysis covers a six-month period, from January to June, and considers the latest available rental information if multiple listings are available for the same building. Prices are presented as tax-excluded per tsubo, including management fees, and the median price is utilized by region.
This survey defines ultra-small offices as those measuring between 5 and 25 tsubo and small offices as those between 25 and 50 tsubo.
