In a recent survey of 896 job seekers across Japan, a striking gap between their ideal work conditions and the realities of the real estate sector has come to light. Conducted by Meiho Enterprise, a publicly listed developer with over 57 years of experience, this research highlights significant perceptions surrounding the real estate industry and the types of work environments that students are seeking.

Meiho Enterprise, headquartered in Meguro, Tokyo, has taken the initiative to understand the expectations of university students regarding the real estate sector. In the survey, 896 students from their second to third year of university participated, including 100 students who expressed interest in pursuing careers in the real estate industry. Alongside quantitative data, qualitative interviews were conducted with five young employees at Meiho who are four years into their tenure, allowing for a deeper understanding of the realities employees face compared to initial expectations at the onset of their job search.

High Expectations for Recognition


A significant insight from the survey revealed that aspiring entrants into the real estate sector seek environments where their contributions and achievements are acknowledged. About 41% of those interested in real estate prioritize being in a setting that adequately rewards talent and effort, contrasted with 31.3% across all job seekers. This highlights a clear desire for recognition and growth opportunities among students considering careers in the real estate sector.

Negative Industry Perceptions Persist


Despite these high expectations, a significant proportion of students, about 80%, expressed concerns that the real estate field might impose severe pressure and stringent quotas on employees. Furthermore, over 60% perceived the industry as having a sports team-like culture where hierarchy predominates. This indicates a persistent belief that the industry is demanding and challenging, reinforcing negative stereotypes that may dissuade young professionals from entering the field.

Gaps in Ideal vs. Reality


In comparison to other industries, real estate ranked poorly concerning perceptions of open dialogue and positive workplace culture. When asked how the real estate sector compares to eight different industries, it was rated the lowest in terms of environment and interpersonal relationships. This disconnect between what students desire—like work-life balance and positive company culture—and their views of the real estate industry's demands could hinder its ability to attract talent.
