Introduction
CRE Group, led by President and COO Tadahide Kameyama, is set to make a significant mark in the logistics sector with the initiation of the 'LogiSquare Asaka B' project. Located in Asaka City, Saitama Prefecture, this large-scale logistics facility broke ground on August 1, 2026. The completion of the project is anticipated by the end of February 2028. This facility will complement the already under-construction 'LogiSquare Asaka A', creating a combined footprint of over 160,000 square meters, showcasing a significant development initiative in the region.
Location Advantage
Asaka City, located in the southern part of Saitama, offers exceptional access to Tokyo's metropolitan area, making it an ideal logistics hub. The facility’s location near the Wako North Interchange on the Tokyo Gaikan Expressway enhances connectivity to major highways, facilitating a robust logistics network that covers not only the city but the entire Kanto region. Furthermore, National Route 254, a critical two-lane roadway, is also in close proximity, with plans for future extensions linking to Route 463, further enhancing transportation links. The area is home to approximately 146,000 residents and has seen a steady increase in both population and households, providing a strong labor force and potential clientele for the logistics facility.
Facility Specifications
LogiSquare Asaka B is designed to be a four-story logistics facility with an extensive total floor area of 64,615.14 square meters (about 19,546.08 tsubo). The design includes double access ramps for large vehicles to directly enter the third floor along with truck service areas on both the first and third floors, supporting the needs of up to four tenants simultaneously. A total of 62 large trucks can be serviced at the same time, with an additional six truck waiting spots, optimizing operational efficiency for load/unload activities.
The facility’s design features robust specifications, including metal insulated sandwich panels for exterior walls, a floor loading capacity of 1.5t/sqm (with a forklift capacity of 2.5t on each floor), and a minimum clearance of 5.5 meters on all floors. Lighting is planned to achieve an average of 300 lux, ensuring a well-lit working environment. Moreover, eight freight elevators with a capacity of 4.1 tons and four vertical conveyors will streamline the transportation of goods across levels, enhancing operational agility.
To cater to business continuity planning (BCP), the facility will be equipped with emergency generators to maintain essential office functions and lighting during power outages, reducing the disruption risk for tenants during disasters. The design also allows for the future installation of additional freight elevators and air conditioning systems, demonstrating flexibility to meet evolving tenant needs.
Amenities planned for the facility include two shared cafeterias on the fourth floor, along with well-equipped restrooms and smoking lounges for drivers, ensuring a comfortable working environment for all employees. Furthermore, the facility plans to incorporate comprehensive environmental measures, including full LED lighting, motion sensors, and water-saving fixtures, with certifications planned for BELS and CASBEE-Construction. A solar power generation system is also in the works, with solar panels set to be installed on the roof, allowing for self-consumption of electricity produced on-site.
