NBI Holdings Initiates Luxurious Kusatsu Onsen Project



NBI Holdings, based in Minato, Tokyo, has officially announced the launch of a transformative project in one of Japan's most celebrated onsen (hot spring) destinations, Kusatsu Onsen in Gunma Prefecture. This initiative aims to enhance tourism and contribute to regional revitalization by investing in high-end accommodation facilities.

Project Overview


The Kusatsu Onsen project marks a significant endeavor for NBI Holdings, which operates as a co-creative company focused on local development. The project will focus on acquiring existing hot spring lodging facilities, beginning with the acquisition of the famous Fortreat Kusatsu in January 2026. Upon acquisition, NBI Holdings plans to implement operational changes and capitalize on the extensive 8,000 tsubo (approximately 26,000 square meters) site, which will feature new outdoor hot spring guest rooms and a restaurant designed and constructed by Sekisui House, one of Japan's leading real estate firms.

The expansion plan involves the addition of 33 guest rooms, each equipped with outdoor hot springs, elevating the total number of guest accommodations to 47. This repositioning aims to establish the facility as a premier luxury onsen ryokan (Japanese inn) within the Kusatsu area, creating a unique offering in a highly competitive market.

Existing Facility Overview


  • - Facility Name: Fortreat Kusatsu
  • - Location: 553 Kusatsu, Agatsuma-gun, Gunma Prefecture
  • - Land Area: 29,148.15 sqm (8,187 tsubo)
  • - Access: Approximately a 3-hour drive from Nerima IC on the Kan-Etsu Expressway and about a 15-minute walk from Kusatsu Onsen Bus Terminal
  • - Structure: Reinforced concrete building with 3 stories above ground plus a basement, totaling 1,952.98 sqm (591 tsubo)
  • - Number of Rooms: 14 (at the time of acquisition)

Expansion Overview


  • - Expansion Building: 33 rooms with outdoor hot springs attached, bringing total room count to 47, including the existing structure
  • - Restaurant: Planned inclusion in the new building
  • - Design & Construction Company: Sekisui House, Ltd.

NBI Holdings' Ongoing Commitment


As part of its broader vision, NBI Holdings has embarked on extensive investment plans within Japan’s hospitality sector, with projections to allocate JPY 30 billion over the next year, increasing to a total investment of JPY 50 billion by the end of the fiscal year of March 2027. Since launching its investment initiatives in April 2025, the company has successfully implemented approximately JPY 20 billion in various projects, including notable investments in locations such as Fukuoka, Iwate, and Kumamoto.
