Current Trends in Rental Prices Across Major Japanese Cities in June 2026

The Tokyo-based real estate information service, At Home Co., conducted a comprehensive analysis of rental prices for residential apartments and condos across major cities in Japan. Supported by At Home Lab, the study sheds light on the evolving landscapes of rental markets in various regions, especially during a time when housing demands are in flux due to economic conditions and demographic shifts.

Overall Overview

As per the extensive research, it's observed that rental prices in the Greater Tokyo Area, including Tokyo's 23 wards, Kanagawa, Saitama, and Chiba, along with notable cities like Nagoya, Kyoto, Osaka, Kobe, and Fukuoka, show a year-on-year increase across all categories of apartments. The data covers a total of ten areas and indicates robust demand across various segments.

One of the standout findings reveals that rental prices for couple-friendly apartments have consistently surpassed last year's figures for five consecutive months across all areas analyzed. This trend is marked particularly by the rising popularity of smaller living spaces solidifying the notion that couples are increasingly seeking accommodations that fit their lifestyle needs.

In terms of single occupancy, the Tokyo 23 wards have achieved a significant milestone, experiencing a remarkable stretch of 25 consecutive months during which it has reached the highest price points since January 2015. Kyoto is making waves too, with its prices rising for three months in a row, further establishing its residential market as one of the most dynamic in the country.

Apartments suited for single residents have also gained traction, reflecting an increase over the previous year for four months straight in all areas of study. Notably, in the last analysis, 11 of the 13 areas studied have set new peak figures since January 2015.

The consistent growth in rental prices highlights a dynamic market for temporary residents, specifically in metropolitan regions that are popular with students, young professionals, and young couples.
